The studio is fully equipped with everything you need for a comfortable stay, outfitted with comfortable furnishings, a kitchenette, a furnished balcony, and shared amenities like a pool, hot tub, and tennis courts. Adding to the comfort of this home is the incredible location, you truly are in the heart of it all with skiing, hiking, dining, and shopping all within a few minutes from the home. When you arrive at the home you will be greeted by a beautiful space with dark hardwood floors contrasted against white and gray accents creating a clean and stylish space. Just off the front door of the home, you will find a spacious bathroom that features a large closet great for storing your outdoor gear. The bathroom is outfitted with all-white cabinets, tiles, and countertops, creating a bright and fresh feel. The bathroom is divided into two rooms with a spacious single-sink vanity separated from the toilet and bathtub/shower combo by a door providing additional privacy to the space. A few steps down the hallway leads to the open studio layout, where the living room, kitchen, and bedroom seamlessly blend together. This room makes efficient use of its layout, providing all the comforts of home in a small space. The well-decorated space features a comfortable queen-size bed, a plush couch atop an oversized rug, a tall dining table with two chairs, and a mounted TV. In the summer months be sure to check out one of the nearby hiking trails such as Round Valley Quinn's Trailhead and Gambel Oak Trail, you can easily enjoy year-round fun from this home no matter the season of your stay. Don't forget to check out the Park City Alpine Slide for a one-of-a-kind experience! When you are ready for a city adventure, the Main Street Historic District is a 6-minute drive away where you will have access to multiple eateries, breweries, museums, shopping, and other unique entertainment options. Transit


This home is conveniently located just a few minutes walk from a public transportation stop on the free Park City bus line, connecting you to numerous routes spanning all of Park City, including Deer Valley and Canyons Resorts. Just a quick 3-minute walk from the home will take you to the Prospector bus stop on the Park City Transit Bus yellow line, which runs from Prospector Square to Old Town Transit Center. In 10 minutes or less you can drive to the slopes or downtown with Deer Valley and Canyons Resort a ten-minute drive away, and the historic Park City main street within 6 minutes. While downtown, hop onto the FREE Main Street Trolley, a fun way to explore the area! Uber/Lyft are also available.

Access


Guest will have access to the condo and one parking place. Guests will also have access to various shared amenities such as a hot tub, a seasonal pool, a tennis court, and a laundry room.

Notes


Please note that all Non-Owners and Guests utilizing our EV Charging Stations will be charged $0.33 per KWH. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. Please note, there is no tennis court available. The laundry room is open 24/7, the pool is open seasonally from Memorial Day to October (weather-dependent), and the hot tub remains open year-round. Note: To ensure a smooth and hassle-free parking experience during your stay at Prospector Square, please review the following key parking rules and guidelines: General Parking Guidelines Parking is for registered occupants, guests, and employees only. Unauthorized park-and-ride, skier parking, and event parking are strictly prohibited. Overnight parking (11 PM - 6 AM) requires registration. You must register your vehicle online via the Prospector Square website or by scanning the available QR code. No assigned parking spaces. Parking is available on a first-come, first-served basis, except for designated restricted stalls, loading zones, and ADA parking. Extended & Overnight Parking Overnight parking is allowed only with a valid permit. Vehicles parked without registration may be ticketed, towed, or booted at the owner’s expense. No RVs, campers, or vehicles with sleeping quarters are allowed to park overnight. Sleeping in vehicles is strictly prohibited. Vehicles must be moved every 7 days. In winter (Nov 15 - April 15), movement is encouraged every 3 days to facilitate snow removal. Restricted Parking & Prohibited Activities No parking on sidewalks, fire lanes, loading zones, or obstructing other vehicles. Employees and tenants must park in designated areas away from buildings. Most near-building stalls are time-restricted for short-term parking. Commercial, oversized, and non-motorized vehicles require special approval. Bicycles cannot be left on exterior racks from Nov 1 - April 15. Enforcement & Compliance Vehicles not in compliance are subject to ticketing, towing, or booting. Fees may be issued up to $250 per violation. License plate recognition cameras are in operation. By parking here, you consent to parking compliance monitoring and enforcement. All vehicles must be properly registered, licensed, and maintained. Unregistered or inoperable vehicles may be removed at the owner’s expense.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
