Experience the ultimate Breckenridge retreat from this charming 3-bedroom, 4-bathroom condo. The home spans 3 levels of living space, with two floors just for the bedrooms, it is the perfect spot for multiple families seeking a memorable getaway. When you enter the home on the lower level, you will find a spacious entryway with built-in storage space. Hang your coats on the coat racks, store outdoor gear in the overhead bins, and leave shoes in the shoe rack. This entryway has all you need to unload your outdoor gear comfortably! Down the hallway, you will come to the charming living room/kitchen/dining room. This room boasts an open layout, with the different areas seamlessly blending together, creating an ideal spot for groups to stay connected. Head into the living room where you will find plush furnishings situated around a lovely stone hearth fireplace. Kick back on the large couch with a chaise and plush chair while watching a movie, or step outside to the private patio and take in the fresh mountain air and serene views. In the well-equipped kitchen, you will find everything you need to prepare delicious meals during your stay! The kitchen features stainless steel appliances, a range of cookwares, and a spacious kitchen bar with 4 bar stools. On the other side of the kitchen bar, you will find a dining table with seating for 4 providing additional space for your group to enjoy meals together. Rounding out the lower level is a full bathroom with a shower and a laundry room with a full-size washer and dryer. When you are ready to settle in for the night, head up to the upper floors, where you will find the bedrooms. Each of the bedrooms features plush carpeting and unique features such as beautiful wood ceilings and exposed pebble stone walls. On the second floor, you will find the first two bedrooms. The first bedroom is a cozy space with a queen-size bed, a tall dresser with a TV on top, and two comfortable reading chairs tucked in the corner near the window. Head into the second bedroom and be greeted by a charming space outfitted with a king-size bed, a 6-drawer dresser, a mounted TV, and a chair next to the large window. A highlight of the room is the beautiful stone hearth fireplace! Enjoy cozy winter nights curled up in bed while you warm up by the fire and watch the falling snow. Adding to the comfort of this bedroom is an en suite full bathroom with a shower. An additional bathroom for shared use can be found in the hallway. Located near the Peak 7 area, you are just an 8-minute drive to Peaks Trail, an eight-mile trek in the White River National Forest that runs from Breckenridge to Frisco and offers stunning mountain views. Or, head 3-minutes over to Iowa Hill, where you will find a lightly trafficked trail loop in a beautiful forest setting. Biking enthusiasts should be sure to check out the Blue River Bikeway, a paved trail that traverses nine miles and is great for all skill levels and ages. When it's time to relax, check out Broken Compass Brewing, one of the best breweries around just 5 minutes away, and offers a free brewery shuttle --service begins at 11 a.m. every day! The centrally located home is surrounded by peaceful nature, making you feel off the beaten path, but you are in fact just a quick 10-minute drive to Breckenridge bustling Main Street! The great location of this home puts you within walking distance to stores and ski lifts with City Market a 10-minute walk away, and the BreckConnect Gondola a 15-minute walk. Just out the home’s back door, you will find a bus stop that will have you one stop away from Breckenridge Station in downtown! From here you can easily connect to other routes taking you all over Breckenridge and the surrounding areas. For this with a vehicle, drive downtown and take advantage of the multiple parking areas, making it easy to park your car and explore by foot. For those looking to hit the slopes, conveniently park at one of the bigger lots in town right at the BreckConnect Gondola - a gateway to endless skiing options. Guests will have access to the entire home, a private outdoor patio, and access to the shared pool and hot tub. Guests will have access to one assigned parking space, with two additional parking spots outside the unit that are first come, first served.
Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days. Please note, the pool is open year-round. The indoor hot tub closes in the summer, while both the indoor and outdoor hot tubs are available during ski season.
1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
