Space


Enter into this fabulous home and find a dedicated entry/mudroom awaiting for your convenience. Stocked with ample hooks, a bench, a mirror, a storage cabinet, and plenty of space to drop your gear, you will find it easy to make yourself at home in this space. If you find it is needed after a day of adventure, you can also continue straight from here to the laundry area, equipped with a washer and dryer. Make your way into the spacious kitchen, which boasts a large over-the-sink window, abundant cabinet and counter space, and an attached dining area that can seat up to eight. You will find a large, stainless steel refrigerator and appliances from a coffee maker to a blender and toaster waiting for your use. Whip up a favorite meal and then dig in, the lovely dining room while taking in the views of the pines thanks to a large bay window that brings in natural light. The chef in your group will be delighted to find that the kitchen is open to the spacious living room, making it easy to stay connected to your loved ones even as you grab a snack or tackle a new or favorite recipe. Once in the living room, you can kick back and relax on the roomy, leather sectional, warm up by the fire and take in a show on the large, flat-screen TV. A stylish and updated bathroom with a single-sink vanity and a tiled, walk-in shower with a glass door is located off of the living room/kitchen for easy access. Off of the central living space, there are four fantastic bedrooms. The master suite boasts a king-size bed, matching nightstands and lamps, a dresser, a large, walk-in closet, and an en suite bathroom. Fully remodeled, the master bathroom features tile floors, a modern and stylish single-sink vanity, and a fully-tiled shower/tub combo. Near the master is a charming bunk room that the younger set will love with its pine twin-over-twin bunk bed, fresh white linens, and nightstand and lamp that comes stocked with books and puzzles. Across the living room, you will find two more bedrooms, each furnished with a queen-size bed, nightstand, and lamp, clean, white linens, and a serene color palette that will make it easy to drift off for a restful night’s sleep. This gorgeous home offers up two outdoor spaces that highlight its beautiful location. The first is a deck area off of the living room with patio seating so that you can settle in and take in the pines or do some stargazing while you enjoy the refreshing mountain air. The second is a roomy patio area off of the entrance to the home that boasts a propane BBQ grill and a private hot tub that can accommodate eight. Neighborhood


This home has an incredible location, offering up all of the serenity of the mountains while keeping you within a short drive to Breckenridge and all that it has to offer. Hike the Crystal Lakes or Spruce Creek Trail - which takes you to Continental Falls and Mohawk Lake - from the trailheads found just 5 minutes from this home. Or make the 6-minute drive into town and explore Main Street, with its myriad shopping and dining options. In the winter months, you can hit the slopes at Breckenridge Ski Resort - less than 15 minutes away from this stunning home.

Transit


Despite its tranquil location, this home is just minutes from Breckenridge. Main Street is a 6-minute drive and from there you can hop on the FREE Main Street Trolley to explore the endless breweries, cafes, galleries, museums, and shops that await there. You are also just minutes from the Blue River Road bus stop on the FREE Summit Stage Bus Blue River Commuter and Park County Commuter lines. Uber/Lyft are also always available.

Access


Guests will have access to the entire home and outdoor spaces, including the deck with private hot tub, and parking for three vehicles in the driveway.

Notes


Please note that, like most homes in Breckenridge, this home does not have A/C. Please note that the home is near the highway and guests may sometimes hear traffic noise. We are sorry for the inconvenience. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed unless Owner/Manager approves the Guest request before Check In Date, pet fees may apply. If violated, a $500 fee will be charged and the Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
