Space


This spacious custom timber frame home will wow your group from the moment you arrive. As you enter the front door, take in the detailed wood beams and soaring windows that create a bright luxurious ambiance that welcomes you in. Straight inside, you will find the great room with two leather armchairs and a large leather sofa sectional. Covering the wall of this room are windows that boast stunning mountain and forest views. With cozy seating and unbeatable views, this space will quickly become a gathering place for your group. Just off of the great room, you will find the spacious dining area with seating for 10. Ideally situated between the great room and kitchen, you will find this a perfect place for dining or playing cards while staying close to the group. In this space, you will find patio doors with door-length windows, adding even more natural light to the space. Conveniently walk directly out these doors to the large outdoor deck where you will find an outdoor grill, patio chairs, and a comfortable outdoor couch with seating for 9. With plenty of room for the entire group and outdoor lighting, this will become a favorite space in the home to take in the breathtaking views by day and stargaze by night. Back inside, you will find a fully equipped kitchen with a bar/serving area with seating for 4 that serves as an ideal bridge between the dining area and the kitchen. This dazzling space with granite countertops and abundant cabinet and counter space is fully equipped with everything you need to whip up a meal for your group. No one will complain about doing dishes thanks to the over-the-sink window with views over the aspen trees on the property. Through the kitchen, you will find the mud room perfect for storing gear or doing laundry. This space enters the garage, making a convenient path into the home to easily unload luggage, equipment, and other essentials. Heading to the other side of the great room, you will find the luxurious master bedroom. This beautiful space boasts a king-size bed, nightstands, a roomy walk-in closet, a sitting area with large windows overlooking the scenery, private doors out to the outdoor deck, and its own en suite bathroom. The en suite bathroom features a spacious dual-sink vanity, a walk-in shower, and a spa bathtub with large windows overlooking the surrounding alpine beauty. Just steps from the master bedroom, you will come to an open stairwell that will take you up to the loft area, which offers a great space for work with a desk, lamp, and chair available. Or use the area for fun and relaxation as you enjoy the views overlooking the main level, take in the charm from the exposed wood beams, or relax on the sofa, which can be turned into a pull-out queen bed. Back on the main level of the home, you will find a half bathroom conveniently located in the entryway for easy access. Directly across the half bathroom, you will find a second set of stairs that will take you down to the newly renovated lower level of the home. Here you will find a welcoming living room, complete with a large sectional sofa, a 55” flat-screen TV, and a comfortable bench seat with storage. Get easy access to the lower outdoor area from this space through the patio door. Three bedrooms are found downstairs, in addition to a full guest bathroom with a large, single-sink vanity and a shower/tub combo. The first two downstairs bedrooms each offer a bright and cozy space to rest and relax with queen-size beds, nightstands, and a private door outside. Enjoy the views of the alpine forest while laying in bed thanks to the large, bright windows that fill these rooms with natural light. The third downstairs bedroom makes efficient use of space with two sets of twin bunk beds providing ample sleeping space. The fourth bedroom is a second en-suite with a king-size bed and a three-quarter bath. This spacious room has space to spread out and relax with a desk and chair, dresser, and nightstands to use. The beautifully updated three-quarter bath has a modern double-sink vanity and a walk-in shower with a glass door.

Neighborhood


This home is located in beautiful Alma, a quaint mountain town full of history, charm, and abundant outdoor adventures. Alma is known as being the highest incorporated town in North America sitting at 10,361 ft! The area is a gateway to endless outdoor adventures with several 14ers in close proximity. While in the area, head to one of the historic mining towns such as Buckskin Joe. Head the 10 miles over to Mosquito Pass, one of Colorado’s highest mountain passes that provides stunning views of the Rocky Mountains. Or make the 30-minute trip to Breckenridge, where you can hit the ski slopes at Breckenridge Ski Resort or stroll Main Street and explore the many shops, restaurants, galleries, and museums there.

Transit


This home is located just off Highway 9 - the main highway in the area that runs from Alma and Fairplay up to Blue River and Breckenridge to the north. Its close proximity to this major highway and Highway 285 makes it easy to get on the road wherever your adventures take you. This area is known for its proximity to many of the area’s wonderful outdoor adventure locations, such as Breckenridge Ski Resort and several 14ers, such as Mount Quandary and Mount Cross. The Summit Stage Free Bus' Park County Commuter Route stops in both Fairplay and Alma and will provide FREE transport all the way into Breckenridge.

Access


Guests will have access to the entire home and outdoor spaces, as well as parking for as many as four vehicles in the garage/driveway.

Notes


Please note that, like most homes in the area, this home does not have A/C. Please also note that there are 3 steps to the entrance of the home. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
