From the moment you enter Greenwood Hideaway, you’ll feel like you stepped straight into Lake Tahoe’s storied past. This charming 3 bedroom, 2 bathroom home has everything you need for a relaxing and rejuvenating vacation, plus it’s spacious enough to sleep up to 7 of your friends and family. On the main level of the home, you’ll find a spacious kitchen area stocked with all of the essentials, including stainless steel appliances, a state-of-the-art dishwasher, and gorgeous granite countertops. There’s also an expansive wooden dining room table to take your meals at, with room up for up 6 of your guests to join you. Just off of the kitchen is the open and social living room, which cozies up around the warmth of the electric fireplace to keep you toasty during Tahoe’s snowy winter days. Also on this level is the master bedroom, a bright and spacious room with a plush queen-sized bed to sleep on, along with a connected bathroom that will provide all the necessities for a deliciously hot shower at the end of a long day. Upstairs, there are two bedrooms, both of which feature comfortable queen-sized beds for you to rest on after a long day of Tahoe activities. There’s ample storage space in both bedrooms, with good-sized closets in each for you to utilize for storing your clothing and sporting equipment, as well as a mounted TV in one of the rooms to keep you entertained on those cold Tahoe nights. Outside, you’ll feel dwarfed amongst the immensity of the trees, and the spacious deck provides more than enough room for all of your outdoor activities. There’s also a convenient picnic table to eat your meals in the great outdoors. This property also has a laundry room with a washer and dryer that makes it easier than ever to wash your clothing and linens. Greenwood Hideaway is situated in a quiet, woodsy neighborhood located just a few minutes drive away from Kings Beach, which is filled with all of the restaurants, shops, grocery stores, and art galleries your heart could desire. There are also plenty of lake activities to get up to in Kings Beach, including kayaking, boating, stand up paddleboarding, and swimming. This home is also centrally located enough to visit a few of the nearby ski resorts in the area. Diamond Peak is only a 20-minute drive east, while Squaw Valley/Palisades Tahoe is just 30 minutes to the southwest.
This home is located conveniently close to HWY 267, making it easy to drive to any nearby attraction you might want to visit. Although there aren’t too many walkable attractions located near Greenwood Hideaway, it’s still possible to get by without a vehicle in this area, as the nearest bus stop is only a 7-minute walk away, allowing you to access all of Tahoe’s recreation through public transportation, also known as TART. Uber/Lyft are also available in Tahoe as well.
Guests will have access to the entire home, including the outdoor spaces and driveway, which is suitable for up to 4 vehicles. Guests will not have access to the garage.
An Amazon Fire TV has been added to the living room. For those who are thinking of visiting between November through March, please note that there may be severe winter driving conditions. 4-wheel drive with all-terrain tires or snow chains for your 2-wheel drive tires might be necessary for safe travel. Even if it hasn’t snowed in a few days, side roads can still be icy and have snow on them. Please also be aware of long travel times and pass closures due to winter weather conditions. Please note that, like many homes in the area, Greenwood Hideaway does not have A/C. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. Charcoal grills are strictly forbidden in this county and will result in a $1,500 citation if used. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.
1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
