Space


Unwind at this luxurious 6 bedroom, 6.5 bathroom vacation home with soaring mountain views that will comfortably accommodate up to 16 guests. Upon entrance to the home, you will immediately see the spacious layout for the family room and kitchen. Experience the warmth of the indoor gas fireplace in the family room with comfortable seating for your group. To the right is the fully-equipped kitchen with stainless steel appliances where you can cook your favorite meals. The spacious kitchen also features plenty of cabinets for storage and seating in the bar area. Enjoy your dinner while sharing stories of your adventures in the dining area with your group. Access to the outdoor patio on the main floor is next to the dining area. On the patio, you will see a built-in gas grill, an outdoor fire pit where you can roast s'mores and enjoy the warmth. The master bedroom is located on the main floor and boasts an indoor gas fireplace, a flat screen TV, a large walk-in closet, and an en suite bathroom with a jacuzzi tub and a walk-in steam shower. The main floor also has a half bathroom and a laundry room with a washer/dryer for your convenience. As you head downstairs, to the left you will see the gaming room with a pool table and a shuffleboard, a bar with 7 chairs, and the second family room. The downstairs family room features a sectional couch and an indoor gas fireplace, where you can cozy up next to each other while winding down for the night as you watch your favorite show on the flat screen TV. The downstairs area also has a full bathroom next to the gaming area with a walk-in shower, and a secret room that features a steam sauna, where you can relax and let your stress melt away. For a fun family night, head over to the popcorn machine and open the door to a massive movie theater room with exceptional recliner seating, a state-of-the-art surround sound system, wall lighting, and a 10-foot projector screen. To the right of the stairs, you will have access to the outdoor patio, a large outdoor hot tub, and outdoor gas fireplace. The first bedroom downstairs has two bunk beds, one with full size beds, and the other with twin size beds. Access to the top bunks are through unique rock climbing steps, perfect for those who want a little bit of adventure before bedtime. There is an en suite jack and jill bathroom that connects to the last bedroom of the lower level of the house to a queen size bedroom with a walk-in closet, and flat screen TV. The upper level of the home features a second master suite with a comfortable king size bed, a private outdoor patio with seating for 2 where you can enjoy mountain and forest views, a large walk-in closet, and an en suite bathroom with a jacuzzi tub and a walk-in shower. The bedroom to the immediate left of the stairs has a queen size bed, flat screen TV, and an en suite bathroom with a shower/tub combo. Further down the hall, you will see a door that leads to a unique space that features a living room with a comfortable sofa and an indoor gas fireplace, mountain views from the windows, and a flat screen TV. Sharing the same space with the living room is a fully-equipped kitchen with stainless steel appliances, and bar seating. This space also features a bedroom with a king size bed and a flat screen TV with a walk-in closet. There is a full bathroom with a walk-in steam shower next door, and a washer/dryer combo. Neighborhood


Conveniently situated in one of the best locations in Breckenridge, you are within walking distance to multiple Peak 8 activities and ski lifts. There are plenty of hiking and biking trails nearby for you to enjoy. Should you decide to take the free bus into town, you will have access to plenty of shopping, dining, bars, and other entertainment options you won't want to miss.

Transit


The Breck free ride bus is a convenient option, with Gold Camp bus stop on the Black Express Route only a 3 minute walk from the condo. The Main Street trolley is also a great choice for wandering around downtown Breckenridge. Uber/Lyft are always available.

Access


Guest will have access to the entire home, outdoor patios, and the private hot tub. You will also have access to the garage where you can park up to 3 cars as well as the driveway which can fit 2-3 cars.

Notes


Please note that, like most homes in Breckenridge, this home does not have A/C. Please use the parking garage available; no street parking in the neighborhood. Summit County may place a fire ban from time to time to prevent wildfires. This limits the use of the fire pit, unfortunately. Please ask us if a fire ban is in place ahead of time if you plan on using the fire pit. There is a Ring doorbell at the front door as well as a camera facing the garage for security purposes. Please note that the tub is serviced between guests. Sometimes the tub is just chemically treated, but sometimes it has to be drained and refilled. Because of this, please note that the tub may be cold on your arrival and may not be hot on the first night of your stay. As such, if you wish to use it, please ensure you turn it on and turn up the temperature when you arrive. Be sure to keep the cover closed at all times when the tub is not in use! Please note that there is a missing flooring downstairs. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
