Space


Upon entrance to this grand vacation home, you will cherish the natural light from the floor-to-ceiling glass windows in the family room. Guests will appreciate the warmth of the indoor gas fireplace permeating throughout the home. Cozy up with your loved ones in the luxurious sofa and lounge seating as you unwind watching your favorite movie on the large flat-screen TV. The head chef in your family will love the gourmet kitchen with granite countertops and top-of-the-line stainless steel appliances. Prepare a delicious meal in the modern kitchen fully equipped with everything your group will need during your stay. Keep the cook company with the 5 bar stools on the center island of the kitchen. Enjoy your scrumptious dinner, while sharing adventure stories, at the large wooden dining table with plenty of seating for up to 10. The master bedroom, on this floor, features a deluxe king-size bed with a flat-screen TV, access to a private outdoor deck through the French doors, and an en suite bathroom. The master bathroom boasts a luxurious spa tub with a modern walk-in steam shower. A small lounge room with a comfortable sofa, around the corner from the master bedroom, is the perfect place to cozy up with a good book. Gaze out into the night sky as you watch the stars twinkle from the outdoor patio; this space boasts a luxurious private hot tub designed to melt your stress away. Host an afternoon family cookout with the outdoor bbq grill, where the master griller of your group can show off their bbq skills. Equipped with multiple tables and seating options, the multi-level patio is the perfect place to relax. As you head downstairs, play a round of pool or ante up the wager with a round of Texas Hold 'em on the poker table. Hang out by the wet bar for a nightcap while the rest of your group snuggle with each other in the second family room with a sectional leather sofa, warm indoor gas fireplace, and a large flat-screen TV. There are multiple glass doors with access to the backyard where you can marvel at the stunning forest and mountain views from the comfort of your own home. On this floor, you will also have access to two bedrooms, each with a comfortable king-size bed, and a shared full bathroom around the corner. A third bedroom, on this floor, features a lovely king-size bed, a twin over twin size bunk bed, and an en suite bathroom with a shower/tub combo. After a long day, additional guests can make their way to the top floor, where you will see the last two bedrooms that share a full bathroom. The fourth bedroom features a lovely king-size bed, a twin sofa bed, and a spacious walk-in closet. The fifth bedroom has a beautiful king-size bed and a comfortable twin-size bed with a spacious walk-in closet, and a flat-screen TV. The laundry room with a washer and dryer combo, on the main level of the home, is located next to the garage. An extra set of laundry machines are available in the en suite bathroom on the lower level of the home. A second refrigerator, in the garage, is available should you need extra space. This spectacular home is located in the Blue River North neighborhood that provides the perfect starting point for kayaking, canoeing, rafting, hiking, and multiple trails. The serene area is the perfect backdrop for a peaceful getaway for families and friends. If you'd like to venture to Main Street in Breckenridge for experiences in dining, shopping, museums, bars, and other festivities, you will be only a short 10-minute drive away.

Transit


The Breckenridge historic district is within a 10-minute drive from this stunning home. You will have multiple parking access downtown, with one of the bigger lots at the BreckConnect Gondola - a gateway to endless skiing options. The Main Street trolley is also a great choice for wandering around downtown Breckenridge. Uber/Lyft are always available.

Access


Guest will have access to the entire home, outdoor patio, and the private hot tub. You will also have access to a 2 car parking garage with 3 additional spots in the driveway.

Notes


Please note that, like most homes in Breckenridge, this home does not have A/C. A 4WD vehicle is required during winter. Please note that there is a ring doorbell to the front door, available for guests' use. RVs and trailers are not allowed to be parked in the driveways. Summit County may place a fire ban from time to time to prevent wildfires. This limits the use of the fire pit, unfortunately. Please ask us if a fire ban is in place ahead of time if you plan on using the fire pit. Please note that the tub is serviced between guests. Sometimes the tub is just chemically treated, but sometimes it has to be drained and refilled. Because of this, please note that the tub may be cold on your arrival and may not be hot on the first night of your stay. As such, if you wish to use it, please ensure you turn it on and turn up the temperature when you arrive. Be sure to keep the cover closed at all times when the tub is not in use! Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
