Space


This luxurious modern mountain cabin home with heated floors throughout provides two levels of living including two master bedrooms providing plenty of space for your group to spread out and enjoy. When you arrive you will enter the home on the lower level through the garage where you will find a living room, two bedrooms, two bathrooms, and a laundry area. In the living room, you will find a bright, well-decorated space featuring a beautiful stone hearth gas fireplace, a deep cushioned loveseat, two chairs, and a bar area complete with a wine fridge. After a long day playing outside you will love snuggling up down here and watching a movie on the 75” TV that includes a sound system to complete the movie-watching experience. Near the bar area, you can access the lower level outdoor space where you will a small patio space with seating for four and the private hot tub around the corner of the home. The lower level of the home also includes two bedrooms. Just off the living room/bar area, you will find the first bedroom which boasts a king-size bed, two nightstands with lamps, a dresser, a 43” TV, and an attached bathroom. The attached modern bathroom has a beautiful single-sink vanity and a walk-in tiled shower with a glass door. The second bedroom on the lower level includes two comfortable twin beds, two nightstands with lamps, large bright windows, and a mounted 43” FireTV. Just outside this bedroom is a second bathroom with a single-sink vanity and bathtub/shower combo. Make your way to the second level of the home where you will be greeted by an inviting open-concept living/dining room area. With pitched ceilings and abundant windows, you can stretch out and relax in the family room to enjoy the stunning views in all directions. Cozy up on the large sectional sofa and armchair set while you warm up by the gas fireplace and catch up on the day's adventures, or unwind for the night as you watch your favorite movie or show on the flat-screen TV. The open floor plan gives space for your group to spread out with the dining room located next to the living room. The dining room features a beautiful wood table set with seating for 8 so you can enjoy a family-style meal with the whole group. From the dining room, the fully-equipped kitchen is located. Enjoy cooking in this beautiful space with granite countertops, modern appliances, and plenty of countertop space as you stay connected with the group in the open area. A large kitchen island with seating for four provides additional cooking and eating space for your group. Enjoy a restful night’s sleep on the king-size bed, settle in and unpack all your items in the dresser or walk-in closet located in the en suite bathroom. The spacious en suite bathroom includes a double sink vanity, a walk-in tiled steam shower with a small built-in bench, and a separate space for the toilet for additional privacy. The second bedroom has an alluring queen-size bed, two nightstands, a dresser, a closet, and a mounted 40” TV. Conveniently located adjacent to this bedroom is a second full bathroom which provides a single-sink vanity and a walk-in shower. In just under five minutes you can be exploring the beautiful hiking trails around Baldy Trailhead. The location of the home also puts you in close proximity to some of the area's best ski slopes with BreckConnect Gondola, Quicksilver SuperChair, Snowflake Lift, and others within a 10-minute drive away. If you are looking for a bit more city life you are just a short drive or bus ride from Breckenridge's historic Main Street, where you will find a bustling area of eateries, breweries, shops, boutiques, and entertainment options to enjoy. Endless opportunities await at this stunning location that ensures all of Breckenridge is at your fingertips.

Transit


This home is within a 5-minute drive to the Baldy trailhead, a beautiful area for hiking and picnic spots in the summer months, and one of Colaroad’s 13ers. Both the QuickSilver SuperChair and Snowflake Lift are within a 10-minute drive from the home putting in you close proximity to some of the best skiing spots in town! Summit County offers the Breck free ride bus making it a convenient option, with the Overlook Drive bus stop on the Boreas Pass Loop Route a short 5-minute walk from the house. This bus route takes you directly to Breckenridge Station with a 20-minute bus ride and places you right outside the BreckConnect Gondola which will take you up to the base of Peaks 7 or 8. The Breckenridge historic district is within a short 6-minute drive from this stunning home. Once downtown, you will have multiple parking access with one of the bigger lots at the BreckConnect Gondola - so you can park and explore downtown with ease on the free Main Street trolley. Uber/Lyft are always available.

Access


Guest will have access to the entire home, the outdoor patio and balcony, and the private hot tub. You will also have access to four parking spaces, two in the garage and two in the driveway. Four additional parking spaces can be found along the road in front of the cabin.

Notes


Please note that, like most homes in Breckenridge, this home does not have A/C. Please note that during winter, guests will have access to three parking spaces, one in the garage and two in the driveway. Please note that the pellet grill is not functional at the moment. Guests can use the gas grill. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
