This exceptional residence offers serenity and forest views while boasting a very open and vaulted floor plan. Huge windows in the living room allow abundant sunshine to fill this gorgeous mountain home. Cozy up by the gas fire or just use the opportunity to take in the forest views through the huge picture windows. If you must work, there is a full-sized desk that overlooks the forest. Massive vaulted ceilings and several cozy seating areas provide space and comfort for you and your guests to really spread out and relax. Attractive finishes throughout the house include granite, hickory flooring, custom iron work, travertine baths, and a gourmet kitchen. You'll actually enjoy using the kitchen at Lazy Fox! All the bells and whistles included; includes Viking range and appliances, combo convection oven/ microwave oven, blender, coffee maker, kettle, 4 slice toaster, crock-pot, instant boiling water tap. Chat with the cook from the comfort of the bar counter. The dining table can seat up to 10 with an additional 4 bar stools for additional seating. Host in style! There are 4 bedrooms that can accommodate 10-14 guests, and a large loft with 55" TV and X-Box/Kinect is the perfect hangout for the whole family. 1. Located to the front of the home, the master bedroom is a true retreat, featuring its own gas fireplace with views of Peak 9. Boasts a king-size bed with a memory foam mattress. A pull-out sofa bed offers additional bedding if needed. The huge master bathroom boasts 2 sinks, a jetted tub, a large steam shower, and a water closet. 2. The additional oversized bedroom has en suite bathroom and walk-in closet. Includes 2 queen-size beds and a pull-out sofa bed offering bedding for up to 5 people. Also includes a humidifier, iPod dock and memory foam mattresses. 3. The third bedroom has two full-sized beds and a large closet with an additional en suite bathroom. Also includes a humidifier, iPod dock and memory foam mattresses. 4. The living room has the 55" smart TV and Xbox Kinect. Extra bedding is provided in the full-size sleeper sofa-bed. Listing includes a private hot tub, an outdoor hammock and BBQ area, and spacious patio. Just minutes from downtown Breckenridge, this home is the ideal location for either a large family vacation or a more intimate hideaway for a small family or couple seeking a luxurious experience in the heart of the Rockies. Neighborhood


Lazy Fox Lodge provides the perfect starting point for hiking and mountain biking; during the summer you can hike on the nearby Burro, Glacial Pass, Peak 10, or Peak 8 trails. The private and serene forest area is the perfect backdrop for a luxury vacation getaway for friends or families!

Transit


The Town of Breckenridge has a free shuttle / bus that will take you right into downtown. Explore downtown Breckenridge for unique dining, shopping, and summer experiences! If you bike to Frisco, take the free Summit Stage bus back.

Access


Guests can access the home 24/7 with a electronic keypad. Garage parking for one car and plenty of spill over parking in the driveway for more.

Notes


Please provide an accurate guest count prior to booking. Rates vary throughout the week and season and by number of guests. It's important that your guest count is accurate so we can be sure the home is adequately prepared and stocked for your stay. Please note that the tub is serviced between guests. Sometimes the tub is just chemically treated, but sometimes it has to be drained and refilled. Because of this, please note that the tub may be cold on your arrival and may not be hot on the first night of your stay. As such, if you wish to use it, please ensure you turn it on and turn up the temperature when you arrive. Be sure to keep the cover closed at all times when the tub is not in use! Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
