Space


Centrally located in Breckenridge, this cozy studio is set up with all the basic comforts you will need during your stay. The home boasts a fantastic central location, placing you just a three-minute drive or 15-minute walk to the Breck gondola and a short walk over to Main Street. The first-floor studio room is small but charming, with sliding doors that lead to a shared courtyard and access to a variety of shared amenities such as a fitness room, on-site laundry facilities, and an outdoor pool and hot tub. When you arrive at the home, you will find a dorm-style setup in the studio, with a bunk bed featuring a twin XL over a full-size mattress. Right off the front door, you will find many coat hooks and cubbies. This area provides an efficient space to store your outdoor gear without cluttering the room. When you enter the front door, you will also find the full bathroom directly to your right. Freshen up before bed in the bathroom, where you will find a single-sink vanity with extra under-the-sink storage space and a step-in shower with glass doors. In the open room, you will find floating shelves with a few pieces of basic cookware, a toaster, and a drip coffee maker. On the other side of the room, tucked next to the bunk bed, is a mini-fridge and a microwave, so you can handle light meal prep right in your room. When you are ready to settle in for the night, the home boasts a comfortable twin XL over full bunk bed. On the wall opposite the bed is a mounted TV, so you can enjoy a movie while you snuggle up in bed and unwind from the day. The home enjoys a courtyard view and private access to the shared courtyard via a sliding glass door. Out on the shared courtyard, you will find patio tables and chairs, grills, and an outdoor pool and hot tub. Neighborhood


This home is in an incredible location, placing you within walking distance to all that Breck has to offer! Be out on the slopes in no time, with two lifts under a 15-minute walk away. The Snowflake Lift is less than a 10-minute walk away connecting you to the bases of Peaks 7 and 8, and the BreckConnect Gondola is less than a 15-minute walk away, so you can be out your door and on the slopes in mere minutes! Breckenridge Ski Resort is 2.5 miles from home, from which you can access five different peaks, and enjoy the lovely aprés ski restaurants and venues. Breckenridge’s historic Main Street is just 1 mile away where you can enjoy countless shops, restaurants, breweries, galleries, and museums. Enjoy a walk along the Blue River Recreation path that runs parallel to the shops and restaurants of Main Street. If you are a live music fan be sure to check out some live music at Riverwalk Center, in the winter there is indoor heated seating and in the summer you can enjoy the music out on the lawn. In the Summer months, enjoy endless fun at Peak 8's Epic Discovery, where you can ride the alpine slide and roller coaster or play a round of mini golf. Drive scenic Boreas Pass, go troll-hunting for Isak Heartstone, or hit one of the area's many hiking and biking trails - you can truly do it all from this incredible home!

Transit


From this well-located studio, you can easily walk to all of the main attractions, ski lifts, eateries, and the bustling Main Street. Main Street is less than a 15-minute walk away, at which you can hop on the free Main Street trolley, a great option for exploring downtown Breckenridge. Or, quickly be up on the ski slopes thanks to the Snowflake Lift, which is located blocks away from the home and will take you to the bases of Peaks 7 and 8. The Breck free ride bus is a convenient option, with the River Mountain Lodge stop on the Gold Express Route just steps from the house. Hop on the bus and find yourself connected to multiple bus routes that can get you anywhere you need to go in this one-of-a-kind town. Uber/Lyft are always available.

Access


Guests will have access to the entire home and to one parking place in the shared parking garage. Guests will also have access to a variety of shared amenities such as a courtyard with BBQs, a fitness center, a steam room, and a hot tub.

Notes


Please note that, like most homes in Breckenridge, this home does not have A/C. Please note that hot tub, pool and workout room are shared amenities with others. Front Desks are available for questions related to amenities and directions around the building. The front desk cannot help with check-in, check-out, maintenance, or cleaning-related issues. KEYCARD & PARKING PASS: Upon check-out, please message us and confirm that the parking pass was left in the kitchen and the keycards were put back in the lockbox. Unfortunately, we are charged for our parking pass, so there is a $50 fee for each one that is not returned. Please make sure to return the key to the lockbox, if the keys are not returned to the lockbox at check out, it is a 50$ fee. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days. The outdoor pool and hot tub are available daily from 9 a.m. to 10 p.m. Guests have access to the indoor facilities, including a fitness center, pool, hot tub, and sauna, from 7 a.m. to 11 p.m.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
