This 2 bedroom, 3 bathroom vacation home is the perfect choice for families that want to experience a truly relaxing mountain getaway. After a fun-filled day of endless outdoor adventures, stretch out and relax in the family room that features a plush sofa, and armchair seating. Cozy up with your loved ones as you turn up the heat with the indoor wood fireplace and feel the warmth permeate throughout the room. Unwind for the night as you watch your favorite movie or show on the flat-screen TV. The chef in your group will appreciate the fully-equipped kitchen with modern stainless steel appliances and plenty of countertop space where you can whip up a scrumptious homemade meal. Enjoy your dinner, as you exchange stories of your exciting day, in the lovely dining area. The outdoor patio will amaze you with its gorgeous scenery and mountain views -- step out, relax, and breathe in the fresh mountain air as you gaze at the beautiful glow of the sunset. For a night of peaceful rest, head upstairs, where you will have access to the master bedroom that features a beautiful queen-size bed, lounge seating, a work desk, and a decorative fireplace nestled under a stone wall finish to keep you warm. The master en suite bathroom has a single vanity and a shower/tub combo. This space also boasts a private entrance to the outdoor deck, where you can step out and admire the twinkling stars at night. The second bedroom, across the hall, has three comfortable twin-size beds, an additional twin XL bed, ample closet space, and an en suite bathroom with single vanity and a shower/tub combo. A washer/dryer combo, located inside the shared full bathroom with double vanity and a corner shower, is available for guests on the main floor of the home. License Number: STR21-N2-00024
The home is located in the Blue River South neighborhood that provides the perfect starting point for kayaking, canoeing, rafting, hiking, and multiple trails. The serene area is the perfect backdrop for a peaceful getaway for families and friends. If you'd like to venture to Main Street in Breckenridge for experiences in dining, shopping, museums, bars, and other festivities, you will be only a short 15-minute drive away.
Summit County offers a free ride bus making it a convenient option, with Quandary Rd. to Park County bus stop on the Blue River/Park County Commuter within a 20-minute walk from the home. The Breckenridge historic district is within a 15-minute drive, with plenty of parking options near the BreckConnect Gondola. The Main Street trolley is also a great choice for wandering around downtown Breckenridge.
Guest will have access to the entire home, a private outdoor deck, and up to 3 free parking spaces on the premises.
Please note that, like most homes in Breckenridge, this home does not have A/C. Please note that only one standard-sized car can park in the garage. Large cars, SUV's and trucks will not fit. The garage has a height of 7'-0". 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.
1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.

Our family had our first snow vacation, coming all the way from Florida. This home was PERFECT for us. We spent an entire week there. Everything was clean, nicely decorated, and ready to use. We had space heaters for chilly nights, could access any streaming services, we finished a 500 piece puzzle, and loved the updated fixtures etc. The home had enough space for all of us, and the views into the snowy woods with the mountain backdrop were just beautiful on the big piece of property. We would definitely rent this home again. It was nice to be away from the town in our own private home, yet close enough to Main Street Breck to enjoy the recommended restaurants. Loved everything.

Really enjoyed our stay! The home was exactly as described, great location and an overall pleasant place to stay. Had an issue with the TV and it was handled promptly and resolved same day, during a busy holiday weekend.

Everything was in good condition and clearly maintained with attention to detail which made our stay comfortable and stress free.
