Enjoy a peaceful and tranquil space with this lovely 2 bedroom, 2.5 bathroom townhome during your time in Park City. The main floor features a charming family room, where you can cozy up with your loved ones next to the warmth of the indoor wood fireplace. Relax and unwind on the comfortable queen-sized pullout sofa and armchair seating while watching your favorite movie on the flat-screen TV. The chef in your family will appreciate the fully-equipped kitchen where they can whip up a delicious homemade meal for the rest of your group. Exchange stories of your fun-filled day in Park City with your family, as you enjoy a lovely feast in the dining area. Head outside to the private outdoor patio, where you can melt your stress away, as you soak in the hot tub while taking in the fresh mountain air. For a night of peaceful rest, head upstairs where you will see both bedrooms, each designed with your comfort and relaxation in mind. The first bedroom boasts a lovely queen-size bed, a spacious walk-in closet, an en suite bathroom, and a private outdoor balcony, where you can watch the stars twinkle at night. The second bedroom features a huge king-size bed, a spacious walk-in closet, and an en suite bathroom. Every bathroom in the home's upper level features a jetted spa tub/shower combo -- a place to soak your tired muscles and unwind from the hustle and bustle of everyday life. A laundry room with a washer and dryer is available on the main floor of the house, next to the garage. A half bathroom is available, next to the laundry room for guests during your stay. Neighborhood


This townhome is the perfect gateway to experience mountain and outdoor adventures in Park City. The Main Street Historic District is a short 8-minute bus ride where you will have access to multiple eateries, breweries, museums, local markets, and other unique entertainment options. With Deer Valley Resort base within half a mile from the condo, unlimited access to skiing, hiking, and other fun mountain adventures during your vacation getaway are at your fingertips. Transit


Park City Main Street Historic District is a short 8-minute free bus ride with Wildflower stop on the green and yellow route just a few steps away from this lovely townhome. Deer Valley Resort, located within half a mile from the entrance of the condo, will bring you to some of the best ski runs in Park City. Uber/Lyft are always available.

Access


Guest will have access to the entire home, outdoor patio, and the private hot tub. You will also have access to 1 parking space in the garage. Please do not block entry to the adjacent townhome. Please note that the garage is small; large/tall (i.e. SUV/minivans etc.) cars may not fit inside the garage. One space is available inside the garage, and first come first serve parking spaces around the complex. There is no parking outside of the garage door. Garage can accommodate small vehicles only.

Notes


Please note that, like most homes in Park City, this home does not have A/C. The garage can NOT accommodate a full-size SUV. The garage entry is 6' tall, 8' wide, 16' deep. It can accommodate small vehicles only. There is one space available inside the garage, and first come, first served parking spaces around the complex. There is no parking outside of the garage door. Please note that the hot tub is serviced between guests. Sometimes the hot tub is just chemically treated, but sometimes it has to be drained and refilled. Because of this, please note that the hot tub may be cold on your arrival and may not be hot on the first night of your stay. As such, if you wish to use it, please ensure you turn it on and turn up the temperature when you arrive. Be sure to keep the cover closed at all times when the hot tub is not in use! Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
