Our property is located in the vibrant Park City area, known for its world-class skiing and historic charm. In the winter months, guests enjoy proximity to Park City Mountain and Deer Valley Resort for skiing and snowboarding. During the summer, the area transforms into a hub for hiking, mountain biking, and outdoor concerts. Historic Main Street is a short distance away, offering a unique blend of high-end boutiques, art galleries, and renowned restaurants. Whether you are looking for a casual après-ski spot or a fine dining experience, the neighborhood provides endless options for entertainment and exploration throughout the seasons.
A car is recommended to fully enjoy the surrounding Park City region and nearby state parks. However, the property’s location is convenient for accessing the local mountain base. Public transportation options are available in the area, though a vehicle or local shuttle service is typically the most efficient way to navigate between the different resorts and the downtown district.
Guests have full access to our 4-bedroom property, including the private hot tub, deck, and patio areas. A private ski locker is also provided for secure equipment storage. Parking for 2 vehicles is available in the free on-premises parking lot.
Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts’ opening and closing dates. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.
1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.

Due to a previous review about communication, I reached out to the owners several times and they responded quickly and thoroughly each time. They were always kind and happy to help. The location was great, number of rooms and bathrooms was amazing for our group of adults who all prefer their own space (and VERY hard to find in Park City!). The layout and spaces were perfect! The shuttle stop was right outside, and getting to the mountain each day was so simple. We spent one day in Park City and took a quick shuttle there which was super convenient. The kitchen was well appointed so we decided to cook several meals there for our group. And the hot tub was the PERFECT ending to each long day of snowboarding. Zero complaints!

Perfect location! A couple minutes walk to the Silver Star lift so we basically ski'd on and off. Having parking was great and the house was accommodating for our large group. The hot tub was a huge plus. Thanks so much!

This stay was just okay. The unit is in a terrific location - a very easy walk to the Silver Star lift, and also right at a bus stop if you want to catch the shuttle to Deer Valley or Main Street. It’s also big - we had plenty of space for a group of 4 to hang out comfortably in the common areas, and everyone pretty much had their own bedroom/bath. Kitchen was well stocked, and the hot tub is great! On the negative side, the unit needs soundproofing and maintenance - the furnishings are pretty bare bones (seatbacks are peeling off the bar stools, stained carpet, weirdly almost no lighting despite a plethora of switches - bright during the day but very dark after sunset!) and the management company was not very responsive to issues. We had a toilet that kept running that they preferred not to fix, and had to reprogram a tv remote from a different room in order to get the tv in the living room working. The condo met our needs but didn’t feel like good value for what we paid.

UNSAFE!!! UNRESPONSIVE!! DO NOT USE THIS HOST!!!! Heater did not work all 3 days. Host never responded to fix it, we froze all 3 days in a 51 degree home. Could not sleep at all and we all got sick. One shower was broken and wouldn’t run. The other wouldn’t get hot. The hot tub was lukewarm warm. There was no firewood. So we basically froze for 3 days and couldn’t warm up. Called and called and called but the host wouldn’t answer and when they did on day 3, they just apologized sarcastically, they didn’t even care. We didn’t get to ski because we went to coffee shops during the day to sleep since we couldn’t sleep at the air bnb. We all got sick.. and I missed work when I returned. We are trying to get a refund and they offered $135 after charging $1200. This host should not host any ever again. They are negligent and not only ruined our trip but caused health issues that affected our work. Does anyone know how to take the hosts to court?!!
