The kitchen features all you need to prepare home-cooked meals, with a 6-person dining table conveniently located between the living room and kitchen. From the dining room, you can access the second deck where you will find a gas BBQ, perfect for summer grill-outs. The home includes 3 bedrooms, with the master bedroom on the main floor. The master bedroom includes a queen bed, with a dedicated workspace just outside its door and a full bath adjacent. This space can be closed off to create a master suite or kept open for shared use. On the upper floor, you will find the 2 guest bedrooms. The first is a loft-style bunk room, ideal for sharing, featuring a twin-over-twin bunk bed and a full bed. The opposite end of the hallway features the second bedroom, where you will find a queen bed and ample storage space. A full bath for shared use is on the upper floor and includes a spacious single-sink vanity, a shower, and a washer and dryer. Neighborhood


Conveniently located between the town of Kings Beach and Northstar Ski Resort, you are in the best location for year-round fun. In the winter months, you are less than 10 minutes away from the slopes at Northstar Resort, where you will find great ski terrain for all ability levels. Northstar is a great family-friendly option as well, with an ice skating rink and movie theater to keep everyone in your group entertained. In the summer months, Northstar becomes a hiker's paradise with numerous trails for all levels to explore and a world-class mountain biking facility. For more hiking options, you are also only a 3-minute drive from one of the trailheads for the famous Tahoe Rim Trail, which offers stunning views of Lake Tahoe. On those days when you seek relaxation, you are a quick 4-minute drive from the town of Kings Beach, where you can find white sand beaches with every watercraft rental imaginable, supermarkets, boutique shopping, spas, yoga, and a wide variety of restaurants. Be sure to check the Kings Beach community calendar during your stay for the free summer outdoor concert series and farmer’s market schedule. If you are looking for concert venues and casinos, you are only 10 minutes from the Nevada state line where you can find several different casinos.

Transit


The home is within a 10-minute walk to the nearest public transportation stop located at Hwy 267 and Stewart Way, which runs every hour. Alternatively, make the short drive down to King's Beach where you can use the FREE park and ride to reach locations such as Olympic Park and Northstar California Resort. With both HWY 28 and 267 just minutes away, you can easily make day trips to many of the stunning surrounding areas around Tahoe City. Northstar California Resort is just a 7-minute drive away on HWY 267. Continue on this highway to reach the historic mountain town of Truckee, or stop for a hike at Brockway Summit, one of the trailheads for the famous Tahoe Rim Trail, which offers stunning views of Lake Tahoe. You can also take a day trip into Nevada, as the state line is just a 9-minute drive away, and the town of Reno is a 45-minute drive from the home. Head south down HWY 28 to arrive in Tahoe City in 18 minutes, or reach the popular Olympic Valley within 30 minutes to enjoy the slopes at Palisades Tahoe ski resort. Tahoe also has UBER, Lyft, and many taxi companies.

Access


Guests will have access to the entire home and outdoor areas, as well as free on-site parking for up to 6 vehicles in the spacious driveway.

Notes


Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. Charcoal grills are strictly forbidden in this county and will result in a $1,500 citation if used. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days. Please note that like most homes in the area, this home does not have A/C.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets (dogs and cats only) are only allowed with Owners/Property Managers prior approval. If violated, a $500 fee will be charged and the Guest will be evicted. Pet fees may apply. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
