Enter the home either through the attached garage or the front door, where you will find a tiled entryway with a bench and coat hooks to unload your outdoor gear. Down the hallway, you will find the living room/dining area/kitchen, a space filled with natural light and stylish decor. This well-laid-out space is perfect for socializing or relaxing in one open area. Sit back and relax in the cozy living room where you will find a plush sofa and a lounge chair situated around the fireplace with a Smart TV mounted above. Step into the fully equipped kitchen where you will find ample cabinet and counter space, a pantry, and all the basic cookware needed to easily whip up delicious meals at home. Enjoy a meal with your group at the dining table where you will find seating for 6, or grab a spot in the kitchen bar on one of the three bar stools. A cozy sitting area adjacent to the kitchen with two stylish chairs and a bar cart is a nice spot to enjoy a cup of tea or a glass of wine. Rounding out the downstairs is a half-bathroom just down the hallway from the kitchen. Next to the dining table are the sliding glass patio doors that lead out to the private patio. Step outside and enjoy the peaceful surroundings on the private patio, which includes patio chairs and a wooden picnic table. When you are ready to tuck in for the night, you will find the home’s 3 bedrooms located upstairs, providing a nice separation of space between the living and sleeping areas. Neighborhood


This bright and inviting townhome is in an unbeatable location for enjoying all that Tahoe has to offer. Located just under half a mile from Kings Beach, you can easily walk down to this beautiful beach where you will find a wide variety of watercraft available to rent for some water fun! This funky little beach town has plenty of entertainment and dining options for you to enjoy with a wide variety of restaurants, cute boutiques and a farmer's market for shopping, and free concerts that happen in the summer. If there is a golfer in your group, they will love the fact that the home is only a three-minute drive away from the Brockway Golf Club course. In the winter the golf course is open for XC skiing, sledding, snowshoeing, and dog walking. You are also only 10 minutes from Northstar Ski Resort, with the added bonus that the location of the house will keep you away from the ski traffic through Kings Beach. If you are looking for XC trails you are less than a 7-minute drive to the North Tahoe Regional Park, or if you are feeling extra adventurous you can access their trail system from Tiger Ave which is 1.5 miles from the house. This same trail system is great for hiking and biking in the summer. With its easy access to town, ski resorts, golfing, and the lake, this home is a great home base for the ultimate Tahoe getaway any time of the year.

Transit


The home is within a 5-minute walk to the nearest public transportation stop HWY 28 at Fox St which runs every hour. Or make the short drive or walk down to Kings Beach, where you can use the FREE park and ride to reach locations such as Olympic Park and Northstar California Resort. With HWY 89 and HWY 28 just minutes away, you can easily make day trips to many of the stunning surrounding areas located around Tahoe City. Tahoe has UBER, Lyft, and many taxi companies.

Access


Guests will have access to the entire home and an outdoor patio. Guests will also have access to 1 parking place in the garage, and up to 3 parking places in the driveway on the left side.

Notes


Please note that, like most homes in the area, this home does not have A/C. However, there are fans located in every room. Charcoal grills are strictly forbidden in this county and will result in a $1,500 citation if used. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days. If you are renting this home from November through March, please remember that there may be winter driving conditions, and a 4-wheel drive with all-terrain tires or snow chains for your 2-wheel drive tires might be necessary for safe travel. Even if it hasn’t snowed in a few days, side roads can still be icy and have snow on them. Please also be aware of long travel times and pass closures due to winter weather conditions. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
