Space


With 3,000 sq. ft. of living space spread out across 2 floors, this home provides ample space for your group of up to 6 to have a comfortable stay. The home features 3 entry points, 2 doors on the lower level of the home, and one located off the balcony on the upper level of the home. To reach the main living space of the home you can enter through the door off the balcony where you will come to a tiled foyer with a bench and coat rack to store your outdoor gear. Directly in front of the foyer is a dynamic space that can be used as a game room or a workspace. The room features an arcade-style game and a desk with a chair, so you can either work or play. To the left of this room is a half-bathroom for shared use while on the upper floor. A few steps away from the game room will take you to the cozy living room, where you will find a wall of windows overlooking the surrounding trees. This room provides plenty of seating options to relax with a comfortable L-shaped sofa, a matching sitting chair, and 2 additional chairs, so your whole group can gather in this space. This room has everything you need for entertaining with a lovely fireplace to warm up by, a 65” Roku TV for movie nights, and a cabinet filled with board games for a group game night. Or take the entertaining outside and head onto the balcony where you will find a private hot tub with incredible views to relax in and a patio table with 3 chairs, so you can enjoy your morning cup of coffee or happy hour while enjoying the mountain views. Off the living room is a connecting hallway to the kitchen and the dining room, which boasts high windows, making for some great views as you walk past. The kitchen and dining room is a spacious area with windows providing great views from all around. The open layout of the kitchen and its ample counter space make it a great kitchen to enjoy preparing meals with your loved ones. The kitchen also features a long kitchen bar with 4 bar stools, perfect for grabbing a snack or keeping the chef company. On the other side of the room is the dining table with seating for 8 situated on top of a rug. You will love the wall of windows surrounding the table, making it, so you can enjoy dinner with a view each evening! From the kitchen, you can step out the sliding glass doors to a small balcony where you will find a BBQ, so you can grill up dinner while enjoying the beautiful mountain views. When you are ready to settle in for the night, you will find the 3 bedrooms located on the lower level of the home. The lower level of the home has two separate areas that are not connected with each other, providing additional privacy between the bedrooms. To reach the first part of downstairs, head down the set of stairs located off the kitchen. On this part of the lower level, you will find 2 bedrooms, a bathroom, and a door leading outside. Another space off the stairs provides ample sleeping space with 2 full-over-full bunk beds. This room is great for sharing, with a closet to store personal items as well. The second downstairs bedroom is located on the other end of the hallway and features a queen-size bed in a lovely royal blue bed frame, bright windows looking toward the trees and mountains, and a closet for storage space. Conveniently situated between the two bedrooms is a full bathroom that boasts a jacuzzi bathtub/shower combo, great for easing sore muscles after a day of hiking or on the slopes. To reach the third bedroom of the home, you can either enter from a second exterior door on the lower level or head up to the game room, where you will find a second set of stairs leading down to the room. In this bedroom, enjoy a comfortable night of rest on the king-size bed, or watch a movie from bed on the TV which sits on a dresser. The room provides all you need for a cozy stay with a corner reading chair, a tiled entryway great for storing outdoor gear if you enter from the exterior door, and an attached full bathroom. Freshen up before tucking in for bed in the attached bathroom, where you will find a walk-in shower with a glass door. This bedroom also includes a laundry room, where you will find a full-size washer and dryer. While most of the home boasts tiled floors, all three bedrooms have the added comfort of plush carpeting. This beautiful mountain home is located in the Blue River North area, where you will find yourself nestled amongst the mountains and trees. The home’s location is the perfect backdrop for a peaceful getaway for families and friends! You will love the area's unbeatable outdoor access with the scenic Blue River running nearby the home, making for easy fishing, kayaking, or rafting while the Quandary Peak Trailhead is just a short, 7-minute drive away. A quick ten-minute drive from the home will have you at Hoosier Pass, and within a 15-minute drive to the beautiful Montgomery Reservoir and Wheeler Lake Trailhead. This is a paradise for avid hikers, with multiple trailheads in every direction, including North Star Mountain, Blue Lakes, and McCullough Gulch. If you want to enjoy some time in picturesque Breckenridge, with its famed ski resort and historic Main Street, it's just a short, 15-minute drive away. This home is the perfect place for those looking to get away from the crowds while still having quick access to all that Breckenridge has to offer.

Transit


This home is located in quaint Blue River, a gorgeous riverside town located along Highway 9 between Breckenridge and Fairplay. Take advantage of the public transit, the Summit Stage bus, and hop on at the Quandary Rd. bus stop less than a mile from your front door. The Summit Stage bus has various routes spanning Blue River, Breckenridge, and beyond to other mountain towns, including Silverthorne, Frisco, and Dillon. For those with a vehicle, you are just a 15-minute drive from Breckenridge. Drive downtown and park your car in one of the multiple parking lots downtown and make use of public transportation to explore downtown with ease. One of the larger parking lots is at the BreckConnect Gondola - a gateway to endless skiing options. The Main Street trolley is also great for wandering around downtown Breckenridge. Uber/Lyft is also always available.

Access


Guests will have access to the entire home and outdoor spaces, which include a balcony and a private 6-person hot tub. The home includes 5 parking places in the driveway located in front of the home.

Notes


Please note that, like most homes in the area, this home does not have A/C. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
