In a quiet neighborhood between Peaks 7 and 8 and downtown Breckenridge, our home offers unbeatable access to Breckenridge’s year-round adventures. Winter brings world-class skiing and snowboarding, while summer offers hiking, biking, and scenic gondola rides. Main Street Breckenridge is nearby for dining, shopping, and vibrant après-ski scenes.
A car is recommended, but the free Summit Stage bus and Breckenridge Free Ride shuttle offer easy transportation to ski lifts and downtown. Rideshare services are also available.
Guests have access to the entire home, private hot tub, deck, and garage. The owner’s closet remains locked.
Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. Please note that like most homes in the area, this home does not have A/C. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days. This home is pet-friendly for up to 2 dogs with an additional pet fee per dog. On-street parking is prohibited. Driveway, decks and walkways are plowed and shoveled by a private service when it snows more than 4 inches. Shovels and brooms are available in garage if necessary. Only specially-marked, all-plastic shovels can be used on the deck, and only brooms can be used to clear snow off the hot tub.
1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. P Pets (dogs only) are only allowed with Owners/Property Managers' prior approval. If violated, a $500 fee will be charged and the Guest will be evicted. Pet fees may apply. 7. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 8. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 9. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 10. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 11. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 12. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 13. No subletting of the Rental Property or assigning of this agreement is permitted. 14. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 15. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 16. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 17. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 18. Guest agrees that they are 25 years of age or older.

Truly an effortless stay. Great location, super close to Peak 8, exactly as described. Wonderful amenities, pristine sheets and furniture and amazing kitchen. Highly recommend.

What an amazing spot! Felt right at home as soon as we walked in the door. We had a big group of 11 people and we were so comfortable. There was a little bit of confusion with the number of bedrooms, but to confirm there are in fact 5 bedrooms, 2 pull out couches and a massive living room couch that could sleep two people. Kitchen was stocked with everything we needed to cook in the 5 nights we were there. Jacuzzi was a hit and they had tons a towels to accommodate the frequency in which we were using it. Location: it’s such a quick walk to the shuttle pick up but it’s honestly close enough to walk to the lift if you’re up for it. It’s less than a mile and is very doable. It’s very close to town and there are Ubers that picked us all up on our night out on town. Bedrooms: VERY COMFY! house has tons of extra pillows and blankets in case people use the pull outs. 100% recommend this house to anyone. When we make it back to breck, we will be staying at this place!

Our stay was great! Super spacious and clean. Located right between Breckinridge ski resort and Main Street. Our host was very responsive. We had the best time and would definitely stay again. The only thing to keep in mind is that check in times are not flexible at all, so if you land early they will not accommodate early check in.
