Space


This home features three levels of living space with 4 bedrooms, 3 bathrooms, an open and social main living space, a dynamic second living room, and an outdoor hot tub with nature views. Located close to it all, you can easily explore by day before returning to the inviting space to entertain and rest up before your next adventure. Beautifully appointed with mountain cabin decor and charm, this home is the perfect retreat for year-round fun in Park City. On the main level of the home you will find a lovely open-concept living/kitchen/dining area with a beautiful stone fireplace and exposed wood panels warming up the space and filling it with mountain charm. The living room is outfitted with several seating options, with two plush chairs and a large L-shaped leather couch to sit down and relax on. The furnishings are comfortably situated around the lovely stone hearth with a gas-assisted wood fireplace and a 55” flat-screen TV providing an ideal spot to enjoy an evening of games, relaxing by the fire, or taking in your favorite entertainment. Steps away, you will find the dining area with seating for eight and a beautiful kitchen featuring stainless steel appliances, a full range of cookwares, and an oven and a stove set in the convenient bar/island making for easy cooking and serving when you’re ready to whip up a favorite recipe. Seating for four at the bar provides additional space for dining. When you’re ready to tuck in for the evening or take a break from the fun, three welcoming bedrooms await upstairs to provide rest and relaxation. The master bedroom is a spacious bedroom outfitted with a king-size bed in a wood frame, a flat-screen TV, a small leather ottoman, and ample storage space with a walk-in closet, a 9-drawer dresser, and two nightstands. Adding to the luxury of this room is a cozy fireplace in the corner of the room and access to an outside balcony space. An en suite bathroom provides additional comfort with a spa-like soaker bathtub, a walk-in glass shower, and a double-sink vanity. Two additional upstairs bedrooms provide relaxing spaces for a good night’s rest, each featuring a queen-size bed. Both of the bedrooms include large windows filling the space with natural light, a TV, and storage space with two nightstands and a dresser in each room. A full bathroom is conveniently located upstairs for shared use by the two bedrooms. The bathroom features a spacious single-sink vanity with plenty of storage space for your personal items and a bathtub/shower combo. A fourth bedroom can be found on the lower level of the home, downstairs from the main floor living area. This quiet bedroom is outfitted with a comfortable queen-size bed, bedside lamps, and a nightstand, dresser, and closet for storage space. Just down the hallway from the fourth bedroom, you will find a cozy second living room/game room/bedroom, a dynamic space perfect for relaxing or entertaining. This room has it all with two plush couches, a pool table, a table with two chairs, an electric fireplace with a mounted TV above it, and 2 twin-over-twin bunk beds. Packing a dynamic punch, you can hang out, play games, or get a good night’s rest in this space. Rounding out the downstairs is a full bathroom for shared use with a single-sink vanity and a bathtub/shower combo, and a separate laundry room with a stacked washer and dryer. Guests can also access the two-car garage from this part of the home, making it easy to unload your personal items and store your gear if needed.

Neighborhood


With this home's fabulous location, you are perfectly poised for endless exploration of this one-of-a-kind mountain town. From this home you can be out on the slopes, or downtown shopping in mere minutes with both Main Street Historic District, Deer Valley and Park City Mountain Resort less than ten minutes away. Situated near the historic Union Pacific Rail Trail, a 28-mile, non-motorized trail running between Park City and Echo Reservoir, and between Prospector and New Prospector Parks, this home is perfectly situated for easy access to the great outdoors. Several hiking trails are nearby such as Round Valley Quinn's Trailhead, and Gambel Oak Trail, you can easily enjoy year-round fun from this home no matter the season of your stay. Don't forget to check out the Park City Alpine Slide for a one-of-a-kind experience! When you are ready for a city adventure, the Main Street Historic District is an 8-minute drive away where you will have access to multiple eateries, breweries, museums, shopping, and other unique entertainment options.

Transit


This home is conveniently located just a few minute walks from a public transportation stop on the free Park City bus line, connecting you to numerous routes spanning all of Park City, including Deer Valley and Canyons Resorts. Just a quick 4-minute walk from the home will take you to the Wyatt Earp Way bus stop on the Park City Transit Bus Red line, which runs from Prospector Square to Quinn’s Junction. Park City Transit is free and connects you to all that Park City has to offer. In 10 minutes or less you can drive to the slopes or downtown with Deer Valley and Canyons Resort a ten-minute drive away, and the historic Park City main street within 8 minutes. While downtown, hop onto the FREE Main Street Trolley, a fun way to explore the area! Uber/Lyft are also available.

Access


Guests have access to the entire home, a balcony, and a private 6-person hot tub area. Guests will also have access to 4 parking spots between the garage and the driveway.

Notes


Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
