From the moment you enter the home, you will be surrounded by a light-filled space with soaring ceilings and exposed wood beams. The well-decorated home features lovely artwork and decor that will make you feel right at home in the cozy rooms! As you step through the front door you will arrive directly into the main living space of the home featuring the living room/dining/kitchen. By the front door, you will find a large closet for your outdoor gear and a long bench perfect for storing your shoes. The living room is an inviting and comfortable space with an eye-catching sectional sofa, three sitting chairs, an entertainment stand with a TV, and a coffee table. Tucked in the corner is a charming wood-burning fireplace on a red brick hearth, making this a cozy spot to stay warm and relax on chilly winter evenings. Connected to this room is the kitchen and dining area. The fully equipped kitchen features a large island overlooking the living room and includes five barstools. The kitchen features ample counter space, cabinets with classic wood finishes, stainless steel appliances, and a full range of cookwares. To the right of the kitchen is the dining room, where you will find a large table with seating for 8. Off of the living room/dining area, you will find french doors that lead out to the spacious deck. This outdoor space is surrounded by trees making for a peaceful outdoor living area perfect for entertaining in the summer months with a BBQ, picnic table, and an outdoor patio set with seating for 4. In the wintertime, warm up with a soak in the private hot tub as you enjoy the fresh mountain air. When you are ready to settle in for the night, you will find the master bedroom on the main level. This cozy bedroom is full of natural light and charm! The room has a bay window providing views of the surrounding trees right from the king-size bed. The well-decorated room includes matching nightstands with lamps, a large closet, and an attached bathroom. Freshen up before bed in the master bathroom, where you will find a single-sink vanity and a walk-in shower with a glass door and tile work. Head upstairs where you will find an additional two bedrooms and two bathrooms. When you come to the top of the stairs, you will find a shared bathroom directly to the right. This full bathroom features a single-sink vanity and a bathtub/shower combo. Directly across from the shared bathroom is the first upstairs bedroom, which provides extra sleeping space, with two full-size beds in the room. The spacious room has several large windows bringing in ample natural light and is a great space for sharing with a dresser and closet for storing personal items. On the other end of the hallway is the second upstairs bedroom, providing a great separation of space between the two rooms. This charming room boasts a queen-size bed, a large dresser and closet, and a chair tucked next to the bay of windows making for the perfect reading spot while you enjoy the views. This well-decorated room also includes an attached full bathroom with a single-sink vanity and a bathtub/shower combo. A short staircase down from the kitchen will take you to the basement of the home where you will find two bedrooms, a second living room, and a laundry room. When you arrive in the basement, you will find a full shared bathroom directly to your left which includes a large single-sink vanity with extra counter space and a walk-in tiled shower with a glass door. Down the hall from the bathroom, you will find the first basement bedroom, a comfortable room with two full-size platform-style beds, a large closet, and a large window next to the beds. On the opposite side of the hallway, you will find the second basement bedroom. This bedroom features a queen-size bed, a dresser, a closet, and a bench at the foot of the bed. In the hallway, you will also find a laundry room with a full-size washer and dryer and a large counter space area. The basement also features a second living room, a cozy space perfect for movie nights, with two chairs and a couch situated around the TV. A highlight of this room is the beautiful stone hearth lining the wall behind the couch. Throw some wood in the fire and enjoy warming up in this relaxing space after a busy day of exploring. This gorgeous home is located in the Highlands neighborhood in North Breckenridge, an area surrounded by serene forest and mountain views providing the perfect backdrop for a peaceful getaway still close enough to all the action of Breck. This home is a great starting point for nearby hiking, biking, and walking trails with several trails just a five-minute drive away such as Gold Hill, Colorado Trail, and Blair Witch Trailheads. For the golfers in your group Breckenridge Golf Club is just a five-minute drive away, from here you will also enjoy fabulous views of nearby Breckenridge Ski Resort. If you'd like to venture to Main Street in Breckenridge for access to the BreckConnect Gondola and experiences in dining, shopping, museums, bars, and other festivities, you will be only a short 10-minute drive away. Be out on some of the area's best ski slopes at Breckenridge Ski Resort, located just 10 minutes away, or make a bit of a longer drive over to either Keystone Resort or Cooper Mountain. South of the neighboring communities of Dillon, Frisco, and Silverthorne, you can find yourself at Dillon Reservoir in under 15 minutes, where you can check out the marina or take in a concert at Dillon Amphitheater.
This home is within a five-minute drive to the Colorado Trailhead and to Gold Hill Trailhead, placing the great outdoors within quick driving and walking access. Summit County offers the Summit Stage free ride bus, giving you access to Keystone, Silverthorne, Copper Mountain, Frisco, Breckenridge, and other surrounding areas. This provides guests with an additional public transportation option, with the Fairview Circle bus stop near Highway 9 just under a mile from the house. This can connect you to the Breck Free Ride buses, or the Main Street Trolley, making it easy to get around town. Breckenridge historic district and the beautiful town of Frisco are both within less than a 15-minute drive from this stunning home. You will have multiple parking access locations in downtown Breck, with one of the bigger lots at the BreckConnect Gondola - a gateway to endless skiing options. The free Main Street trolley is also a great choice for wandering around downtown Breckenridge. Uber/Lyft are always available.
Guests will have access to the entire home, which includes a private hot tub and a spacious outdoor deck. Guests will have access to four parking places in the driveway.
Please note that, like most homes in the area, this home does not have A/C. We have an exterior security camera at the end of the driveway that faces the entrance to the home and outdoor deck area. This is simply for security purposes, and these cameras aren't actively monitored. The recordings are only pulled if there are issues. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.
1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
