Space


This ski-in/out three-bedroom with double bunk loft, three-bathroom condo is located in the Snow Flower complex directly next to Park City Ski Resort. A cozy and warm space, the condo has an excellent layout with an open and social main living area and spacious bedrooms providing enough space for up to 10 to stay in comfort. As you enter the home, you will be greeted by a tiled hallway where coat racks are located, perfect for storing your outdoor gear. A few steps down the hallway will take you to the bright and open-concept kitchen/dining/living area. You will first come to the fully equipped kitchen which features stainless steel appliances, classic wood cabinets, and seating for four in the kitchen bar. The chef in your group will love taking in the great view out of the large windows overlooking the balcony while they prepare a meal! On the other side of the kitchen is the living room, making it easy to stay connected with your group while preparing a meal. Make your way into the living room, where you will find plush carpet flooring and lovely homey details from the beautiful artwork and furnishings. Settle in on the comfortable L-shaped couch and two chairs as you take in a movie from the mounted 54” TV. Or enjoy the views out the balcony doors over the surrounding trees as you warm up by the fireplace. Guests can access the private balcony off the living room, where you will find a propane BBQ and views over the Wasatch Mountain range. Adjacent to the living room is the cozy dining area which features a dining table with seating for 8 situated next to a large window. Conveniently situated between the living room and dining room is the fireplace, adding a cozy ambiance to both spaces. Unwind after a day on the slopes with a relaxing dinner at home while you warm up by the fire! Just off the living room, you will find a spacious shared bathroom. This bathroom has great features that you make your stay as comfortable as possible with a large double-sink vanity featuring cabinet storage space, a stand-in shower with a glass door, and a jetted tub. Down the hallway from the bathroom, you will find the master bedroom, an elegant space featuring a luxurious king-size bed with matching nightstands and lamps, a cozy chair, a dresser and a large closet, and a mounted TV. A wall lined with windows floods the space with natural light and provides views over the forested area you can enjoy without having to even leave your warm bed! Adding to the comfort of the bedroom is the attached master bathroom. The door of the room will first take you into the bathroom, where you will find a double-sink vanity with storage and a freestanding shower with a built-in bench and sliding glass door. At the end of the hallway, you will find the condo’s cozy second bedroom. This room boasts ample storage space, with a large dresser and closet providing plenty of space for storing your personal items. The bedroom boasts a queen-size bed with matching nightstands and lamps, as well as a large window with views of the surrounding trees. Upstairs, you will find a third bedroom and an additional loft area that offers extra sleeping accommodations with bunk beds. This space is perfect for families and children! The loft area boasts two sets of bunk beds in stylish wood bed frames, as well as two large dressers for plenty of storage space to share with those staying in the space. Just off the loft is the condo’s third bedroom, a spacious room with a king-size bed, matching nightstands and lamps, a comfortable leather chair, and a TV. Upstairs, guests have the comfort of an additional full bathroom, which features a single-sink vanity and a shower/tub combo. The condo’s bedroom’s all feature ceiling fan’s to help keep you comfortable and cool on warm summer nights.

This condo is a true ski-in/out with an incredible location in the heart of all the action at Park City Mountain Resort. With incredible access to the First Time, Mountain's Eagle and Three Kings chair lifts at Park City Mountain Resort, you can be out your front door and on the slopes in mere minutes. Or take your outdoor adventure to the hiking trails and explore one of several beautiful trails all less than a five-minute drive away such as the popular Armstrong Trail, SilverSpur, and Dawn’s Trail. The Park City Golf Club is also a few steps away, should you decide to play a round or two with your loved ones. Park City's Main Street Historic District is just a short 15-minute bus ride away, connecting you to various eateries, breweries, museums, shopping, and other unique entertainment options. Unlimited access to world-class ski resorts, hiking trails, local markets, and other unique festivities are at your fingertips.

Transit


From this stunning condo, you are just steps from Park City Mountain Resort, bringing world-class skiing right to your door. If you're looking to explore the city, multiple Park City Transit bus routes are available at the Snow Flower bus stop just steps from the condo and will take you to all of the main attractions and additional ski lifts in the area. The Main Street trolley is also a great choice for wandering around historic downtown. Uber/Lyft are always available.

Access


Guests will have access to the entire home and the outdoor patio space as well as the shared hot tub, community pool, and fitness center. You will also have access to a single parking spot in the underground community parking garage of the complex. Please note, parking is first come, first served and guests are reminded that they must display their parking tag.

Notes


Please note that, like many homes in Park City, this home does not have A/C. Please note that the gas fireplace is non-functional for the season, we apologize for the inconvenience. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. The shared pool complex closes seasonally from the end of ski season until approximately Memorial Day Weekend and from Labor Day Weekend until the beginning of ski season. Please note that the ski lockers will be unavailable due to renovations from September through October The pools and spa will be closed for the fall season beginning Monday, September 30th and will re-open Friday, November 22nd

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
