Space


Exciting adventures await with this well-appointed 4 bedroom, 2.5 bathroom home that your family and friends are sure to fall in love with. Upon entrance to the townhome, you will see a mudroom and closet space, for coats, skiing, and hiking gear. As you head up the flight of stairs to the main floor of the home, you will have access to a large modern kitchen, a spacious family room, an intimate dining area, and an outdoor patio. With expansive windows throughout, plenty of natural lighting highlights this space beautifully. After a fun day of adventures, stretch out in the family room with a large sectional sofa and lounge seating area. Turn up the heat with the indoor gas fireplace, as you cozy up with warm blankets while enjoying the company of your loved ones. Watch your favorite movie or show on the flat-screen TV as you unwind for the night. The chef in your group will love the spacious fully-equipped kitchen with high-end stainless steel appliances, a center island, and breakfast bar seating for up to 3. Keep the cook company, while they whip up a delicious gourmet meal. The master griller of your group can show off their exquisite skills with the bbq grill on the outdoor patio. Enjoy your dinner in the dining area, as you exchange exciting stories of your fun-filled day in Park City. Afterward, enjoy a nightcap on the private outdoor patio, where you can breathe in the crisp mountain air while gazing at the gorgeous night sky. The second and third stories of the home will ensure that your entire group will have a night of peaceful rest. The second level of the home features the master bedroom with a beautiful king-size bed, a spacious closet, an indoor gas fireplace, and a large en suite bathroom with double vanity, a full-length mirror, a separate tub for your aching muscles, and a stunningly gorgeous walk-in shower. The second bedroom, on this floor, has a twin-size bed that lays underneath a lovely skylight that illuminates the room beautifully. Additional guests can make their way to the uppermost-level floor of the townhome. The two bedrooms on this floor share a full bathroom in the hallway that has a shower/tub combo. The third bedroom features a comfortable queen-size bed, while the fourth bedroom, at the end of the hall, has 3 twin-size beds and a crib. For a truly relaxing space, head to the outdoor deck on this floor, which features a private deluxe 4-person hot tub, completely designed to melt your stress away. A laundry room with a washer and dryer on the second floor of the home, and a half bathroom on the main floor of the home, are available during your stay. Access to the garage is through the mudroom, where the garbage and recycling bins are located for your convenience.

This spectacular townhome is the perfect gateway to experience the mountain and outdoor adventures in Park City. You are only a few steps away from the heart of Park City Main Street Historic District where you will have access to multiple eateries, breweries, museums, local markets, and other unique entertainment options. With Park City Mountain Town Lift 0.3 miles from the entrance of the townhome, you will have unlimited access to skiing, hiking, and other fun mountain adventures during your Park City vacation getaway. Transit


You are within walking distance of it all with this townhome's convenient location, a short 3-minute walk from the heart of Park City Main Street Historic District. Park City Mountain Town Lift is a short 6-minute walk or 4-minute free bus ride. Deer Valley Loop bus stop on multiple routes is directly in front of the driveway and will bring you to the best ski resorts in Park City. The free Main Street trolley is also a great choice for wandering around Park City Historic District. Uber/Lyft are always available.

Access


Guest will have access to the entire home, outdoor patio, and the private 4-person hot tub. You will also have access to free parking on the premises, in the driveway, for up to 2 cars.

Notes


The driveway is shared with the unit next door, please park only on the right side of the driveway. Guests will not have parking access in the garage. Please note that the tub is serviced between guests. Sometimes the tub is just chemically treated, but sometimes it has to be drained and refilled. Because of this, please note that the tub may be cold on your arrival and may not be hot on the first night of your stay. As such, if you wish to use it, please ensure you turn it on and turn up the temperature when you arrive. Be sure to keep the cover closed at all times when the tub is not in use! Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
