After a fun-filled day of shredding fresh powder on the slopes, unwind in this charming 3 bedroom, 2.5 bathroom home. Upon entrance to the home, take off your boots in the entryway equipped with a wooden bench. Marvel at the high ceiling in the family room, where you can relax on the leather sofa and armchair seating as you sit beneath the skylight from the glass windows throughout the room. Unwind from your adventurous day, as you stream your favorite movie or show on the flat-screen TV. The dual-sided indoor gas fireplace will keep you warm, as you snuggle up with cozy blankets next to your loved ones. Additional guests can make their way into the second family room with a plush sectional sofa, and its own large flat-screen TV. The chef in your group will appreciate the fully-equipped kitchen with high-quality stainless steel appliances and plenty of granite countertop space. Keep the cook company with the bar stool seating in the kitchen for up to 3. Enjoy your scrumptious dinner in the spacious dining area while sharing exciting stories of your time in Park City. A bbq grill is available during your stay in the private outdoor patio, the perfect space for the master griller of the group to show off their exquisite grilling skills. The private outdoor patio features a deluxe hot tub, perfect for soaking your tired muscles, as well as easy access to an expansive dog park that this property backs up to. Recharge for the night in the upper level of the home, where you will have access to all three bedrooms. The master bedroom boasts a lovely king-size bed, ample closet space, a flat-screen TV, and an en suite bathroom with a tub and a separate walk-in shower. The second bedroom, features a beautiful queen-size bed, a flat-screen TV, and ample closet space. The third bedroom has two comfortable twin over twin size bunk beds and ample storage space. There is a shared full bathroom, around the corner from both bedrooms, with single vanity and a shower/tub combo. A laundry room with a washer and dryer, as well as a half bathroom, on the main floor of the home, are available during your stay. Lastly, there are 2 sleeper sofas available for guest use -- one in the living room and one in the family room.

Our cozy home is the perfect place to call basecamp after a day exploring the mighty Wasatch Mountains. Don't forget to check out the Park City Alpine Slide for a one-of-a-kind experience. The Library that hosts Sundance is two doors down as well. Lastly, there is a park behind the house - perfect for sledding by winter and frisbee by summer!
The shuttle is right across the street. You are within walking minutes of it all with this home's sought-after location within a 7-minute walk to the heart of Park City Main Street Historic District. Park City Mountain Town Lift, only about 5 blocks away, will bring you to the best ski runs in Park City. There is a bus stop right on Park Ave, which is a great FREE way to get around the entire Park City area. The FREE Main Street trolley is also a great choice for wandering around Park City Historic District. Uber/Lyft are always available.
Guest will have access to the entire home, outdoor patio, and the private hot tub. You will also have access to 3 free parking spaces on the premises. Please note that the garage driveway probably won't fit more than one bigger car (i.e. SUV/minivan etc.) and top loads are not advisable.
There may be some street noise from Park Ave. Please do not park on the street. Please note that the tub is serviced between guests. Sometimes the tub is just chemically treated, but sometimes it has to be drained and refilled. Because of this, please note that the tub may be cold on your arrival and may not be hot on the first night of your stay. As such, if you wish to use it, please ensure you turn it on and turn up the temperature when you arrive. Be sure to keep the cover closed at all times when the tub is not in use! Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.
1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
