Space


This beautiful home located right on the second hole of Breckenridge Golf Club is an ideal place to call home while in Breck! Enjoy a comfortable stay in this house that offers a luxurious space complete with mountain lodge decor and upscale amenities. And, with four cozy bedrooms each featuring an attached bathroom, the home provides privacy and enough space for your group to spread out. From the moment you enter the home, you will be surrounded by a light-filled space with soaring ceilings and an impressive exposed stone wall. The stunning foyer features two long benches and coat racks providing a comfortable space to unload your outdoor gear. From the foyer, you will take a short staircase up to the main level of the home where you will be greeted by a beautiful open-concept great room. This area of the home boasts soaring windows, a beautiful stone fireplace, and distressed wood beams featured throughout the space creating a grand and cozy atmosphere. In the living room, you will find plush furnishings from leather chairs, a leather sofa, and a sleeper sofa, all centered around the stone hearth fireplace. This inviting space is perfect for relaxing evenings with your group, warming up by the fire while enjoying a movie on the TV, a great way to recharge after a busy day. Just off the living room is the dining area where you will find a large table with seating for eight with windows all around the table so you can dine with a view. From the dining area, you can access the outdoor patio where you can enjoy the fresh mountain air and incredible views from the peaceful outdoor space. In the summer months enjoy meals alfresco and take dinner outside where you will find a gas grill and two outdoor tables providing seating for 8. Situated on the other side of the main living space is the gourmet fully equipped kitchen where you will find high-end appliances, a large kitchen island with three barstools, ample cabinet and counter space, and classic wood finishes. The chef in your group will love cooking in this beautiful kitchen! A powder room is located just off the kitchen for convenient shared use. When you are ready to settle in for the night you will find the gorgeous master bedroom on the main level near the kitchen. This spacious room will be your own personal suite with everything you need for a comfortable stay including a king-size bed, a walk-in closet, and a cozy stone hearth fireplace. In the winter months enjoy the cozy ambiance of the fire while watching a movie from bed, and in the summer step out to the room’s private balcony and enjoy the beautiful mountain views. Make your way into the master bathroom where you will find a large double-sink vanity, a private area with the toilet, a free-standing shower, and a soaking tub. Down on the entry level of the home is the remaining three bedrooms. Each of the downstairs bedrooms features a queen bed, a 32" flat-screen TV, and an en-suite bathroom with a tub/shower combination. The third bedroom also provides access to an outdoor area with a private hot tub. The home also includes a laundry room with a full-size washer and dryer for guest use.

Neighborhood


This beautiful home is located in the Highlands neighborhood in North Breckenridge, an area surrounded by serene forest and mountain views providing the perfect backdrop for a peaceful getaway still close enough to all the action of Breck. Situated right off of hole two of the Breckenridge Golf Club, enjoy views over the course and the surrounding mountain as well as the walking distance right to the Golf Clubhouse! You are also within walking distance to the Gold Run Nordic Center during the winter for cross country skiing and snowshoeing. This home is a great starting point for nearby hiking, biking, and walking trails with several trails just a five-minute drive away such as Gold Hill, Colorado Trail, and Blair Witch Trailheads. In the winter you will love exploring the cross-country trails at the Nordic Center located just a two-minute walk from this home! Or head to one of the nearby ski resorts with Breckenridge Ski Resort just 12 minutes away, and Keystone Resort and Cooper Mountain under a 45-minute drive away. If you'd like to venture to Main Street in Breckenridge for access to the BreckConnect Gondola and experiences in dining, shopping, museums, bars, and other festivities, you will be only a short 7-minute drive away. South of the neighboring communities of Dillon, Frisco, and Silverthorne, you can find yourself at Dillon Reservoir in 6 minutes, where you can check out the marina or take in a concert at Dillon Amphitheater.

Transit


Summit County offers the Summit Stage free ride bus, giving you access to Keystone, Silverthorne, Copper Mountain, Frisco, Breckenridge, and other surrounding areas. This provides guests with a great public transportation option, with the Breckenridge golf course bus stop only being a three minute walk away. This route will bring you straight to the BreckConnect Gondolas. Additionally, the Tiger Road bus stop near Highway 9 just under a mile from the house that will connect you to Frisco, or The Shores bus stop taking you down to Breckenridge. This can connect you to the Breck Free Ride buses, or the Main Street Trolley making it easy to get around town. Breckenridge historic district and the beautiful town of Frisco are both within less than a 10-minute drive from this stunning home. You will have multiple parking access locations in downtown Breck, with one of the bigger lots at the BreckConnect Gondola - a gateway to endless skiing options. The free Main Street trolley is also a great choice for wandering around downtown Breckenridge. Uber/Lyft are always available.

Access


Guests will have access to the entire home which includes a private hot tub, outdoor deck and balcony, and garage. Guests will have access to four parking places with two spots in the garage and two in the driveway.

Notes


Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days. Please note that the Breckenridge Golf Course Restaurant is open year round and operate as a steak house.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
