Space


Situated in an incredible location with all your group needs for a comfortable stay, this home is the perfect spot to settle into during your time in Park City! Enter the home from either the front door or the garage, where a tiled entryway greets you. In the entryway, you will find a door opening into a spacious mud/laundry room, which is also the access point to the garage. This room provides ample storage space for all of your coats and shoes and includes a cushioned bench to use while taking off or putting on shoes and winter gear. A full-size washer and dryer makes it convenient to put dirty outdoor gear straight into the wash to be clean and ready for the next day’s adventures. Continue into the home, where you will pass a half bathroom featuring a single-sink vanity with several drawers and under-the-sink cabinet space, providing plenty of space to store your toiletries. Next to the bathroom is a large storage closet, great for hanging winter coats or placing your suitcases. The hallway opens up to the light-filled living, dining, and kitchen, all situated in an open layout that blends the spaces seamlessly together. The open space is flooded with natural light, with multiple windows along the back wall looking out towards the private back patio area. You will first come to the kitchen, which is outfitted with everything you need to prepare delicious meals. The kitchen boasts plenty of counter and storage space, giving your group room to spread out and take on the meal prep together, and is fully equipped with everything from a coffee maker to a crockpot and blender. A kitchen bar with 2 bar stools serves as a bridge between the kitchen and dining room, making it easy to bring hot meals straight from the oven to the 6-person dining table for family-style meals. The dining room features access to the peaceful back patio so you can enjoy the views from the table, or step outside to take in the fresh mountain air from the comfort of your own backyard. Connected to the dining room is the cozy living room, where two plush couches are situated around the fireplace, making for a great space to curl up while you warm up by the fire or enjoy a movie on the mounted TV. When you are ready to tuck in for the night, head up the stairs to the second floor where you will find two bedrooms, two bathrooms, and two dynamic loft areas. Plush carpeting greets you on the upper floor where you will find the master bedroom located directly off the stairs with lovely french doors opening into the room. The master bedroom is the perfect place to wind down with a queen bed, a 37” TV, two bedside tables, and a spacious closet. The bedroom is filled with natural light and includes access to a private balcony with glass sliding glass doors opening up to the outdoor space. Adding to the comfort of the bedroom is an en-suite bathroom, which boasts a spacious single-sink vanity and a separate room with the toilet and shower for additional privacy. Down the hallway is the second bedroom, a cozy space that features all you need for a comfortable stay with a queen-sized bed, a 6-drawer dresser, and a large closet. Conveniently located near the two bedrooms is a full bathroom with a single-sink vanity and a bathtub/shower combo. On the other side of the upstairs floor, you will find a loft, which is equipped with a pull-out bed as well as an office desk and chair. Utilize this room as a quiet workspace by day, and then turn it into an additional sleeping area by night! In this room, you will also find a set of stairs leading up to the third floor bedroom. This room is set up for all you need for entertaining or relaxing! It includes a couch that doubles as a fold-out bed, two leather chairs, a large TV, and a variety of board and card games. Guests can also enjoy the shared, community pool, hot tub, and tennis courts.

Neighborhood


This welcoming home places you in the heart of Canyons Resort where you can be out on the slopes or exploring the many shops, restaurants, and outdoor activities in the area in no time. Guests using Vail Resorts, the Canyons, or Park City Mountain Resort can take advantage of the Cabriolet Ski Lift located just a few minutes walk from the home for easy access to the slopes. The surrounding area is full of endless opportunities for adventure with Snyderville Basin Recreation Center and the Utah Olympic Park both a 10-minute drive away, Old Town and historic Main Street districts less than a 10-minute drive away, and Deer Valley Resort 11 minutes away. Or get in some shopping at the outlets located in Kimball Junction, just an 8-minute drive from the home. The location of this home places many of Park City’s incredible outdoor locations at your fingertips!

Transit


This home is less than a 15-minute walk from Canyons Village and is located on a FREE bus line with Canyons Resort Dr & Frostwood Dr stop situated steps from your front door. If you will be using Vail Resorts, the Canyons, or Park City Mountain Resort, there is a free shuttle to the bases of each mountain located near the Cabriolet Ski Lift which is a short walk from the home. For those that utilize the FREE public transportation, when you jump on at the Canyons Dr & Chalet Dr stop you can easily connect to other bus routes that will take you to just about anywhere in this area from Kimball Junction to Deer Valley Resort and everywhere in between. Or, make the 10-minute drive down to the historic Park City Main Street. Once here you can jump on the FREE Main Street Trolley, an iconic way to explore the historic area. Uber/Lyft are also always available.

Access


Guests will have access to the entire home, including parking for four vehicles - one space in the garage for a smaller vehicle, one in the driveway, and two spaces in the designated street parking spots - please note a parking pass is required. Guests can also enjoy the shared, community pool, hot tub, and tennis courts.

Notes


Please note that, like most homes in Park City, this home does not have A/C. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. Please note, the pool and tennis court are open seasonally, from 30 days before Memorial Day until 30 days after Labor Day, while the fitness center, hot tubs, and saunas remain open year-round.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
