This cozy 3 bedroom, 2.5 bathroom condo is the perfect gateway to mountain adventures on your next family retreat. After a day of endless fun on the slopes, hang up your coats in the entryway with plenty of space for your gear. Relax in the rustic-themed living room with a leather sofa and lounge seating area. Unwind from your adventurous day, as you stream your favorite movie or show on the flat-screen TV. Cozy up with your loved ones next to the indoor gas fireplace as you feel the warmth permeate throughout the room. For a night of peaceful rest, the master bedroom, on the main floor, features a lovely queen-size bed, ample closet space, a flat-screen TV, and an en suite bathroom with single vanity and a shower/tub combo. The second bedroom, on the upper level of the condo, has two comfortable twin-size beds, ample closet space, a work desk, a flat-screen TV, and a slanted ceiling perfect for your kiddos to share. The third room is a loft bedroom that features a beautiful king-size bed, and a lofted ceiling with a fan. There is a full bathroom, around the corner from both bedrooms, with single vanity, a huge countertop space, and a shower/tub combo. A laundry room with a washer and dryer, as well as a half bathroom, on the main floor of the home, are available during your stay. STR Permit Number: B-018394

Whether you are coming in the winter for skiing and snowboarding or here in the summer for mountain biking and hiking, this is an excellent location to come explore the mighty Wasatch! This condo truly is the perfect starting point for experiences in mountain and outdoor adventures -- world-class ski resorts, stunning hiking trails, as well as the expansive Park City Golf Course, await your arrival. Grocery stores, convenience stores, pharmacies, and coffee houses are all within walking distance from this condo. Main Street Historic District is a short 11-minute bus ride where you will have access to multiple eateries, breweries, museums, local markets, and other unique entertainment options. With Park City Moutain Resort base within a few minutes from the condo, unlimited adventures during your vacation getaway are at your fingertips. Transit


From this lovely condo, the best ski runs in Park City are a stone's throw away, a true gateway to endless skiing options during your stay. Multiple routes are available on the FREE bus system with the Snowflower bus stop directly across the street from the condo and will take you to all of the main attractions and ski lifts in the area. The FREE Main Street trolley is also a great choice for wandering around historic downtown. Uber/Lyft are always available.

Access


Guest will have access to the entire home, outdoor patio, private hot tub, and the community pool. You will also have access to 1 free parking spot in the underground parking garage.

Notes


Please note that the tub is serviced between guests. Sometimes the tub is just chemically treated, but sometimes it has to be drained and refilled. Because of this, please note that the tub may be cold on your arrival and may not be hot on the first night of your stay. As such, if you wish to use it, please ensure you turn it on and turn up the temperature when you arrive. Be sure to keep the cover closed at all times when the tub is not in use! Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
