Step into the tiled entryway, where a wooden bench and coat rack greet you, providing a convenient space for unloading your outdoor gear. Directly ahead of the entryway is a set of carpeted stairs leading up to the second floor, where you will find the main living space as well as one bedroom. The main living space is a beautiful area with a dreamy blend of warm wood features and rustic decor, creating an idyllic mountain retreat. Your group will love relaxing and socializing in this space! The living room is a light-filled room with windows all around, unwind on the plush oversized couch while you enjoy a movie on the 50” smart TV. A rustic stone hearth with a gas fireplace adds a warm ambiance to the room and offers a cozy spot to warm up on chilly winter days. From the living room, you can step outside to the private balcony, where you will find a table with seating for four and a BBQ. This space is the perfect area for enjoying meals al fresco or late-night chats under the stars. The other side of the open living space features an updated kitchen and a dining table with seating up to 6. The fully equipped kitchen boasts roomy countertops, ample cabinet space to store your goodies, and a wide range of appliances and basic cookware. The chef in your group will have everything they need to prepare delicious meals, with a kitchen bar with 3 bar stools opening up to the living room so you can stay connected to the group while you cook or enjoy a quick snack. With plenty of natural light, views over the trees, and abundant seating, the main living space is the perfect area for gathering! A full bathroom is conveniently located just steps away from the main living space for shared use. A bright and updated room, the bathroom features a spacious single-sink vanity and a separate room with a toilet and a step-in shower. When you are ready to tuck in for the night, you will find the first bedroom on the main floor, a charming retreat for you to relax and recharge in. The main floor bedroom features warm wood details with exposed wood panels and wood beams on the ceiling, a wooden bed frame with a queen-size bed, and a large wood dresser. Make your way to the lower level of the home, where two additional bedrooms await you. The first downstairs bedroom is great for sharing, with two twin beds and two closets! Dual corner windows make this space bright and welcoming, with a reading chair placed in the corner making for a reading area. The second bedroom is a lovely chalet-style space with a queen-size bed, matching nightstands, a dresser with a TV on top, and a wooden reading chair that matches the chalet style of the room. A large closet with mirrored doors offers ample storage space, and a sliding glass door gives access to the lower deck so you can wake up and step right outside to take in the fresh mountain air. Rounding out the lower level of the home is a stylish full bathroom with a large double-sink vanity and a second room with a toilet and bathtub/shower combo. In the winter months, you are just an 8-minute drive away from the slopes at Northstar Resort, where you will find great ski terrain for all ability levels. Northstar is a good family-friendly option as well, with an ice skating rink and movie theater to keep everyone in your group busy and entertained. In the summer months, Northstar becomes a hiker's paradise with tons of trails for all levels to explore, and a world-class mountain biking facility. For more hiking options, you are also only a 4-minute drive to one of the trailheads for the famous Tahoe Rim Trail, which offers stunning views of Lake Tahoe. On those days you are after a little more relaxation, you are only 4 short minutes from the town of Kings Beach where you can find white sand beaches with every watercraft rental imaginable, supermarkets, boutique shopping, spas, yoga, and a wide variety of restaurants. Be sure to check the Kings Beach community calendar during your stay for the free summer outdoor concert series and farmer’s market schedule. If you are looking for concert venues and casinos, you are only 5 minutes from the Nevada state line, where you can find a few different casinos. This peaceful getaway truly is near all the best Tahoe has to offer, there is something close by for everybody in your group!

Transit


A bus stop just a 3-minute walk from the home makes it quick and easy to use Tahoe’s public transportation, TART. A quick walk will take you to the bus stop at Hwy 267 and Lincoln Green, which runs every hour and will get you to Kings Beach in less than 5 minutes. Or make the short drive down to King's Beach, where you can use the FREE park and ride to reach locations such as Olympic Park and Northstar California Resort. With both HWY 28 and 267 just minutes away, you can easily make day trips to many of the stunning surrounding areas located around Tahoe City. Northstar California Resort is just an 8-minute drive away on HWY 267, on which you can continue to the historic mountain town of Truckee, or stop for a hike at Brockway Summit, one of the trailheads for the famous Tahoe Rim Trail which offers stunning views of Lake Tahoe. Or, take a day trip into Nevada, the state line is 7 minutes away, and the town of Reno is an hour's drive from the home. Head south and be at the popular Olympic Valley within 30 minutes where you can enjoy the slopes at Palisades Tahoe ski resort. You will find Tahoe City with a less than 20-minute drive down HWY 28 Tahoe has UBER, Lyft, and many taxi companies.

Access


Guests will have access to the entire home, a private balcony, and two parking places in the shared parking lot in front of the home. Guests will also have access to shared amenities, including an outdoor pool, fitness center, and bocce ball court.

Notes


Please note that, like most homes in the area, this home does not have A/C. Guests are bound by all Kingswood Village rules and regulations. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. Charcoal grills are strictly forbidden in this county and will result in a $1,500 citation if used. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
