Settle in for a peaceful mountain getaway at this well-decorated and cozy 3-bedroom condo. The fully-equipped condo has everything you need for a comfortable stay with a spacious main living space, a covered balcony, 3 inviting bedrooms, a private ski locker, and access to a range of shared amenities such as hot tubs and a seasonal outdoor pool. The condo is located on the second level of the building, with an elevator providing easy access. Adding to the comfort of the home is the private ski locker located on the first floor, providing a hassle-free way to store your outdoor gear before heading up to the condo! As you step into the charming 3-bedroom condo, you will be greeted by warm wood panel walls and the bright living room, which is fully equipped with everything you need to kick back and relax. The living room is filled with natural light from the large windows lining the walls, providing views over the surrounding nature. Outfitted with an L-shaped couch, as well as an additional couch and a chair, your group will love hanging out in this area. The comfortable furnishings are situated around a fireplace, with a mounted TV above the mantel, so you can enjoy chilly winter evenings warming up by the fire while watching a movie. Or, have some fun with a group game night and try out one of the games located on the built-in bookshelf in the living room. Near the living room and front door is a full bathroom with a single-sink vanity, storage space, and a bathtub/shower combo. Down the hallway, you will pass a bar area with a built-in cabinet featuring a counter with a sink, great for whipping up happy hour specials. Steps away will take you to the charming kitchen/dining area, where you will find a fully-equipped all-white kitchen with stainless steel appliances and all the basic cookware you will need to prepare meals at home. On the other side of the kitchen is the dining area where a 6-person table sits next to a large window framing the surrounding trees so you can enjoy a great view with your meals. A unique feature of the condo is the private balcony. Situated between the living and dining rooms, the balcony is encased by windows on both sides, creating a seamless extension of the indoors and a sense of openness and connection with the surrounding environment. When you are ready to settle in for the night, you will find the master bedroom on the main level, tucked away from the living room for added privacy. Enjoy a peaceful stay in the master bedroom, where a comfortable king-size bed awaits you. The room features an abundance of natural light from the large windows, matching nightstands with lamps, a large dresser and a closet for storage space, and a 32” TV. The bedroom has the added comfort of an attached full bathroom with a single-sink vanity and a shower/bathtub combo, offering a private space to freshen up before tucking into bed. Head up the spiral metal stairs to the second floor of the home, where two additional bedrooms await you. The first upstairs bedroom will feel like a mountain retreat, with a bright bedroom featuring warm wood furniture and beautiful views over the surrounding trees and Breck Mountain. This charming bedroom includes a queen-size bed, a 40” TV, and a dresser and closet. From the bedroom, you have a private door leading into the upstairs full bathroom. This bathroom includes a single-sink vanity, a bathtub/shower combo, and a second door providing shared access from the hallway. Down the hallway is the second upstairs bedroom, a room that is perfect for sharing and makes efficient use of space, boasting a twin-over-twin bunk bed as well as a separate full-size bed. The bedroom also features a large dresser, a small desk for a quiet workspace, a 40” TV, and a door that leads to the 3rd-floor hallway of the building.

Neighborhood


This home is in an incredible location, placing you within walking distance to all that Breck has to offer! Situated in a beautiful setting with alpine trees all around and the Blue River nearby, you can explore the Main Street or out on the slopes in no time. Main street is only 2 blocks away. The BreckConnect Gondola is just over a 10-minute walk, or 3-minute drive connecting you to the bases of Peaks 7 and 8, and the Snowflake lift is just a 12-minute walk away so you can be out your door and on the slopes in mere minutes! Breckenridge Ski Resort is just an 8-minute walk, 3-minute bus ride, or 5-minute drive from home from which you can access five different peaks, and enjoy the lovely aprés ski restaurants and venues. Breckenridge’s historic Main Street is a 10-minute walk away and is where you can enjoy countless shops, restaurants, breweries, galleries, and museums. Enjoy a walk along the Blue River Recreation path that runs parallel to the shops and restaurants of Main Street. If you are a live music fan be sure to check out some live music at Riverwalk Center, in the winter there is indoor heated seating and in the summer you can enjoy the music out on the lawn. In the Summer months, enjoy endless fun at Peak 8's Epic Discovery, where you can ride the alpine slide and roller coaster or play a round of mini golf. Transit


From this well-located condo, you can easily walk to all of the main attractions, ski lifts, eateries, and the bustling Main Street. Main Street is a 10-minute walk away, at which you can hop on the free Main Street trolley, a great option for exploring downtown Breckenridge. Or, quickly 150-yard walk up to the on the ski slopes thanks to the BreckConnect Gondola, which is located a 3-minute drive from the home and will take you to the bases of Peaks 7 and 8. The Breck free ride bus is a convenient option, with the Sawmill Road stop on the Gold Express Route just a 2-minute walk from the front door. Hop on the bus and find yourself connected to multiple bus routes that can get you anywhere you need to go in this one-of-a-kind town. Uber/Lyft are always available.

Access


Guests will have access to the entire condo, a covered balcony, and one covered parking spot. Guests will also have access to shared amenities that include a BBQ area, hot tubs, a seasonal outdoor pool, and a laundry room.

Notes


Please note that, like most homes in Breckenridge, this home does not have A/C. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
