This expansive home boasts over 4200 square feet of meticulously designed living space, featuring luxurious finishes and modern amenities. The gourmet kitchen features Calcutta Gold quartz countertops, top-of-the-line KitchenAid appliances and a wine fridge perfect for entertaining. Enjoy open-concept living spaces with high-end furnishings, 2 porches and large windows that fill the home with natural light. With 5 beautifully appointed bedrooms and 5.5 bathrooms, there's plenty of room for everyone. Each bedroom is designed with your relaxation in mind, enduring a restful retreat after a day of fun. This expansive home backs up to protected state forest adding a sense of tranquility to your stay. When you are ready to play, take advantage of the golf cart and bikes provided for easy access around the neighborhood. The property is steps away from the resort style community pool. You are also only a short walk or quick golf cart ride from the deeded beach access - perfect for beach days and sunset strolls. Our neighborhood is also an easy bike ride down the Timpochee bike trail to the famed communities Alys Beach, Rosemary Beach to the east and The Hub to the west. This property also has a separate carriage house which can potentially be rented separately (sleeps 4) if more space is needed. Be sure to look at 30A Caspian Blue Carriage for more details. TRANSPORTATION - Street Legal 6 person golf cart (with signed waiver - must be 25 to operate) - Bikes are popular on 30A! Four come with the property; should you decide to rent some in addition to those provided, a discount code to a local bike shop will be provided with your arrival information. Magnolia Cottages by the Sea is a small, discreet neighborhood tucked away between Seagrove and Alys Beaches. It is close to everything, but still offers the comforts of a beach vacation coupled with a quiet getaway.
The golf cart or bikes allow easy transport to the nearby beaches (cart not intended for longer distances - the charge will not last). The cart is also not meant to replace a car during your stay as there are many places that no longer allow golf carts along 30A.
Guests can access the entire cottage (not the carriage house which must be rented separately) as well as enjoy use of 4 bikes, and use of the community pool.
1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are only allowed with Owners/Property Managers prior approval. If violated, a $500 fee will be charged and the Guest will be evicted. Pet fees may apply. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees that they are 25 years of age or older. 19. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 20. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted. 21. Bicycles must yield to pedestrians when riding on sidewalks. Use designated crosswalks and follow all traffic laws. 22. Helmets are required for riders under 16. Nighttime riding requires a front light and rear reflectors for visibility. 23. Only licensed and insured drivers may operate golf carts and low-speed vehicles (LSVs). 24. Golf carts and LSVs must follow Florida motor vehicle laws and may only be driven on roads with speed limits of 35 mph or less. 25. Golf carts and LSVs may not be driven on sidewalks or bike paths. Working headlights and taillights are required for nighttime use. 26. Bicycles must be locked when parked and marked with identification for return. Guests are responsible for any loss, theft, or damage during the rental. 27. Golf cart and LSV drivers must ensure all passengers wear seatbelts and do not exceed passenger limits. 28. Reckless driving or unauthorized modifications to golf carts and LSVs is prohibited. Park responsibly and return vehicles clean and fully charged or refueled. 29. LSVs and bicycles are not allowed within the Rosemary Beach Community. 30. Guests are responsible for any fines, tickets, or damages incurred during use. Bicycles and golf carts/LSVs must be returned in the same condition as provided. 31. Guests acknowledge the inherent risks of using bicycles and operating golf carts/LSVs. 32. Guests agree to indemnify and hold harmless LocalVR, its owners, and employees from any claims or damages arising from use. 33. LocalVR and the property owner are not liable for injuries or damages incurred, except in cases of gross negligence or willful misconduct.
