Space


As you enter the apartment you will be greeted by the rustic open-concept kitchen and living area with views out the balcony towards the surrounding mountains and trees. You will first arrive at a tiled entryway with a built-in wooden bench and coat rack making it comfortable to sit down and remove your outdoor gear before settling in. Directly to the right of the entryway is the well-laid-out kitchen that is fully equipped with everything from stainless steel appliances to a coffee maker and blender making it convenient to put together a delicious meal during your stay. Comfortably placed on the other side of the kitchen counter is the dining area where you will find a round table with seating for four and two additional chairs to pull up if needed. The rustic style of the condo is showcased by the beautiful exposed brick on the side of the kitchen counter facing the dining table adding a cozy element to the dining space. Head further into the room and take in the living space that offers a spacious common area for relaxing. Warm up by the lovely stone gas fireplace as you settle into the large sectional couch which doubles as a pull-out queen bed. Enjoy the views out the balcony door as you catch a movie on the 42” TV and make plans for your next adventure. For added comfort, you will find a large coffee table, two small side tables, and three lamps situated around the space. Off the living room, guests can enjoy a private balcony that features two patio chairs and a small patio table, perfect for enjoying a happy hour or cup of coffee while you take in the fresh mountain air and the happenings around the River Run Village. When you are ready to settle in for the night you will find two bedrooms and two bathrooms down the hallway off the front entryway. As you walk down the hallway you will first come to the shared bathroom which features a free-standing sink, wall cabinets for storage, and a tiled shower/bathtub. Further down the hallway, you will find the spacious master bedroom equipped with everything you need for a comfortable stay with a spacious king bed, two bedside tables with lamps, a large closet and dresser, and a mounted 42” TV. This comfortable room boasts bright windows overlooking the mountains and River Run Gondola and features charming exposed brick adding to the rustic decor of the space. The master bedroom also has an attached bathroom where you will find a large double-sink vanity and a tiled shower/bathtub making it convenient to wash up before settling in for the night. Adjacent to the master bedroom is the second bedroom, a space flooding with natural light with windows all around and the rustic element brought in with exposed brick and a lovely log bedframe. Get a restful night of sleep on the queen-size bed in this space complete with matching nightstands and lamps and a mounted 42” TV. Guests in this home are also welcome to use the shared spaces on-site, including the hot tub, pool, pool tables, and laundry facilities. STR License Number: BCA-74019

Neighborhood


This condo offers a truly unparalleled location in the heart of Keystone in the River Run Village, with incredible access to the ski slopes at Keystone Ski Resort with the River Run Gondola ready to take you to the top of Dercum Mountain just steps away. You are also within a less than 10-minute drive away from both the Peru Express and Argentine Lifts putting you minutes away from being out on the slopes. After a day on the mountain enjoy being within walking distance of the various lodges, entertainment options, restaurants, cafes, and breweries in the area. Enjoy the many other adventures in the area such as taking a stroll along the Snake River, hiking at the Keystone Gulch Trail, or exploring the neighboring communities of Dillon and Silverthorne, which are less than 15 minutes away. Dillon Reservoir, home to the Dillon Amphitheater and Dillon Marina makes for a scenic outing or you can hit the shops at the Outlets at Silverthorne. A quick day trip to the historic mining town and ski hub of Breckenridge is also less than 30 minutes away.

Transit


While this condo makes it easy to explore Keystone on foot, you are also a short driving distance from the many other charming mountain towns in this area. Dillon is a 12 minute's drive away, while Silverthorne is 14 minutes and Frisco is 20 a minute's drive. From this condo, you can also be at Breckenridge in 26 minutes or Vail in 40 minutes. Public transport is also an option with the Summit Stages FREE bus' River Run bus stop on the Silverthorne-Keystone-Dillon route located just steps from your door. Hop on this FREE bus and find yourself connected with the entire Summit Stage Free Bus system, which makes it easy to explore this one-of-a-kind mountain oasis. Uber/Lyft are also always available.

Access


Guests will have access to the entire condo, a private balcony, and one parking spot in the parking garage. Guests are welcome to enjoy the shared amenities such as the hot tub, pool, laundry facilities, communal bicycle racks, and pool tables located on-site.

Notes


Please note that, like most homes in the area, this home does not have A/C. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.d 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
