This home offers easy access with no stairs to navigate at the front door. Upon entering, you'll find a convenient front hallway, tucked away from the shared living areas, ideal for unloading outdoor gear without clutter. Continue down the hallway to discover an inviting workspace corner with a built-in desk and office chair. This quiet spot is perfect for remote work, and with blazing-fast 217 Mbps WiFi, you can effortlessly tackle emails before embarking on your next adventure. When you arrive at the shared living space you will find a beautiful area with a modern mountain charm style filled with natural light. Head into the inviting living room where you will find a plush couch and 2 chairs inviting you to sink in and relax. The living room furnishings are situated atop a stylish rug and next to the beautiful stone hearth electric fireplace. Settle in for a relaxing evening warming up by the fire, or enjoy a movie night with your group on the mounted 55” TV. From the living room, step through the glass patio door to discover the secluded 5-person hot tub. Soothe your tired muscles while savoring views of the surrounding trees from this tranquil outdoor space! Back inside, you'll discover the stunning kitchen and dining area, conveniently situated opposite the living room. The chef in your group is going to love cooking in this fully-equipped kitchen! The kitchen truly has everything the cook in your group will need to whip up a delicious creation including stainless steel appliances, spacious granite countertops, and a full range of basic cookware. A kitchen bar with two bar stools overlooks the living room and provides a great space to grab a quick snack or chat with the chef. Adjacent to the kitchen is the dining area which boasts a lovely wooden table with seating for 6. This room is filled with natural light thanks to the sliding glass patio doors that provide another access point to the outdoor deck. In addition to the hot tub, this spacious deck that wraps around the lower level also includes a BBQ, 2 patio chairs, and an outdoor dining table with an umbrella and 4 chairs. Rounding out the downstairs is a laundry room and half bathroom where you will find a full-size washer and dryer and the bathroom in a private space at the end of the room. Head into the well-decorated master bedroom where you will find a comfortable king-size bed in a wooden bed frame. Enjoy reading before bed or creating a cozy ambiance in the space with the lamps situated on either side of the bed on matching nightstands. The bedroom includes a large dresser, a TV, a cushioned chair, and access to a private balcony. Adding to the comfort of your stay in the master bedroom is an ensuite full bathroom. The master bath includes a spacious double-sink vanity with ample cabinet space and a stand-in shower with a glass door so you can freshen up before you tuck in for the night. A second bedroom provides extra sleeping space with two queen-size beds in the room. The bedroom is great for sharing with both a large dresser and a closet providing plenty of space to unpack your luggage. Both of the bedrooms include plush carpeting, TVs, a ceiling fan, and a mini split AC unit adding to the comfort of the rooms. A second full bathroom is upstairs and includes a spacious single-sink vanity and a bathtub/shower combo.

Neighborhood


This townhouse is the perfect gateway to experience mountain and city adventures in Park City. Located in the desirable area of Park Meadows the home is located right on the McLeod Creek Trail with several trailheads scattered nearby such as the steep and challenging PC Hill and the beautiful Cove trailhead. The popular public fitness facility, PC Municipal Athletic and Recreation Center, offers access to tennis facilities, and health and fitness classes, and in the summertime, two outdoor pools are open for public use. The facility also doubles as a popular venue during the Sundance Film Festival which is held annually in January. The Main Street Historic District is a short 10-minute bus ride where you will have access to multiple eateries, breweries, museums, shopping, and other unique entertainment options. With Park City Mountain Resort base a quick 4-minute drive from the home, unlimited access to skiing, hiking, and other fun mountain adventures during your vacation getaway is at your fingertips. Transit


Get around town with ease from this home thanks to the several public transportation stops located just steps from your front door! The townhome is conveniently located within a few minutes walk from a few different stops on the free public transportation line. Jump on the bus and enjoy being able to venture to places such as Canyons Village, Park City Mountain Resort, the historic downtown area, and more! For those with a vehicle, you can reach three of the major ski resorts in under 20 minutes with Deer Valley 18 minutes away, Canyons Village 6 minutes away, and Park City Mountain less than a 5-minute drive away. Uber/Lyft are always available.

Access


Guests will have access to the entire home, a balcony, and a spacious back deck which includes a 5-person hot tub. In addition, guests will have access to two parking places, one in the garage and a second parking spot in the shared community parking.

Notes


Please note that throughout the winter, from November to April, there is just 1 parking space available in the garage. There isn't any parking outside. There will be a $150 fee if guests park in front of the garage or in outdoor parking spaces. Please note that parking next to the dumpsters is prohibited during the winter season due to snow removal. This area will be designated for storing snow cleared from the parking lot. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
