Space


You will adore this charming condo and its unbeatable location near the base of Park City Mountain Resort. Just minutes from the Three Kings and First Time lifts and 10 minutes from the Main Street Historic District, this delightful abode offers a cozy retreat to create lasting Park City memories. With a well-equipped kitchen, an open-concept layout, a wood-burning fireplace, and community hot tub, this home seamlessly combines ultimate comfort with its exceptional location. Upon arrival at the home, you will find a convenient private ski locker on the ground floor, ideal for keeping your outdoor gear and extra luggage. A brief walk up three flights of stairs leads you to the inviting condo, ensuring a quiet and private experience as there is no elevator. When you step inside a carpeted hallway greets you with the first bedroom located directly to the right of the front door. This inviting bedroom is outfitted with a queen-size bed, a large 9-drawer dresser, a cubby holder, a portable air-conditioning unit, and two lamps adding a warm ambiance to the space. Continue down the hallway where you will pass a full-size bathroom that includes a single-sink vanity, ample storage space, and a bathtub/shower combo. The end of the hallway opens up to the open and bright living room/kitchen/dining area. This space is filled with natural light from the high ceilings and the large windows that look towards the ski slopes. In the fully equipped kitchen you will find stainless steel appliances, a unique sunken ceiling with lights, and seating for four at the spacious kitchen bar. On the other side of the kitchen is the living room making it easy to stay connected with your loved ones while preparing a meal. The chef in your group will love taking in the views over the ski slopes out of the sliding glass door to the balcony while they prepare a meal! In the living room you will find plush carpeting and lovely homey details including artwork and decor. Settle in on the comfortable L-shaped leather couch as you take in a movie from the TV or enjoy one of the puzzles or board games found on the wooden stand next to the couch. You will love taking in the views out the balcony doors over the ski slopes as you warm up by the wood fireplace fireplace! From the living room, step out to the balcony and enjoy the view of the ski slopes as you prepare for your own skiing adventure. When you are ready to tuck in for the night you will find the master bedroom on the second floor of the condo. This is the only room on the second floor creating a private retreat to rest and recharge. The master bedroom includes a queen-size bed with nightstands on either side, and a four-drawer dresser. This bedroom is great for those traveling with little ones and are wanting to share a room as the bedroom includes a double-sized mattress that can be pulled out to the floor. Unfold to make it a double sized mattress. Rounding out the bedroom is a second four-drawer dresser that doubles as a unique vanity with a sink on top, and an attached bathroom with a toilet and a shower. STR License Number: B-016654

Neighborhood


This condo boasts an incredible location in the heart of all the action at Park City Mountain Resort. With incredible access to the First Time, Mountain's Eagle and Three Kings chair lifts at Park City Mountain Resort you can be out your front door and on the slopes in mere minutes. Or take your outdoor adventure to the hiking trails and explore one of several beautiful trails all less than a five-minute drive away such as the popular Armstrong Trail, SilverSpur, and Dawn’s Trail. The Park City Golf Club is also a few steps away, should you decide to play a round or two with your loved ones. Park City's Main Street Historic District is just a short 10-minute bus ride away, connecting you to various eateries, breweries, museums, shopping, and other unique entertainment options. Unlimited access to world-class ski resorts, hiking trails, local markets, and other unique festivities are at your fingertips.

Transit


From the condo, you are just a short walk from Park City Mountain Resort, bringing world-class skiing right to your door. If you're looking to explore the city, multiple Park City Transit bus routes are available at the 7-11 Park Avenue bus stop just a two-minute walk from the condo, and will take you to all of the main attractions and additional ski lifts in the area. The Main Street trolley is also a great choice for wandering around historic downtown. Uber/Lyft are always available.

Access


Guests will have access to the entire home, a ski locker on the ground floor, a shared hot tub (only open in the winter), and one parking space in the shared parking area.

Notes


Kindly be aware that the residence is situated on the third floor without elevator access, requiring guests to comfortably ascend three flights of stairs. Please note, the hot tub is only available in the winter. There is a coin-operated washer/dryer in the other building for guest use. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
