The main level of the home features a living room, kitchen, and dining room in an open and social layout with high-vaulted ceilings and exposed wood beams, soaring floor-to-ceiling windows, and stylish decor. Enjoy connecting with loved ones in the beautiful living room, where you will find a sectional sofa and two chairs situated around the stone hearth that features a natural gas fireplace and a mounted TV. Adding to the space are the floor-to-ceiling windows, providing beautiful views over the surrounding nature. Situated in between the living room and kitchen is the dining area, where you will find a lovely wood table with seating for 8. On the other side of the table is the fully equipped kitchen. This stylish space is perfect for cooking for a crowd with large quartz countertops, luxury-grade appliances, and two dishwashers. Rounding out this great kitchen is the kitchen bar where you will find six bar stools providing additional seating space for your group. Patio doors located in the dining room will take you out to the spacious deck where you will find everything you need for year-round entertaining with a built-in Kitchen Aid grill, outdoor heaters, an outdoor dining table, patio chairs for 16, and a fire pit. In the wintertime, sit under the ceiling heaters or warm up by the fire pit as you take in the fresh mountain air, and in the summertime enjoy meals alfresco in this luxurious outdoor living space! On the main level of the home, you will also find one bedroom with a king-size bed, a mounted 60” TV, and a sitting area with two stylish royal blue chairs. Attached to the bedroom is a bathroom with a spacious double-sink vanity, a separate commode room, a tiled shower stall featuring the Steamiest steamer, and a single soaking tub. A washroom-style bathroom is also located on the main floor for convenient shared access. Make your way upstairs where you will find a spacious bedroom. This is the only bedroom in this part of the home, providing additional privacy. The gorgeous bedroom features stunning views, a king-size bed, a mounted 60” TV, and a sitting area with two chairs. Attached to the bedroom is a luxurious bathroom where you will find a space flooded with natural light, a spacious double-sink vanity, a separate commode room, a walk-in dressing room, a tiled shower stall featuring the Steamiest steamer, and a single soaking tub tucked under the large window. On the upper level, you will also find an open loft space that is outfitted with a workspace featuring a desk, printer, monitor, and desk chair. The room includes a beautiful kitchenette with a kitchen bar and four bar stools, lovely quartz countertops, a sink, and a wine fridge. Easily take the fun outside and step out the patio door to the ground-level patio space, where you will find a hot tub and a fire pit to enjoy. A shared full bathroom is just off the game room and is a beautiful space with a double-sink vanity and two shower stalls with glass doors, making it easy to rinse off after a soak in the hot tub. The first two basement bedrooms have king-size beds, a 50” mounted TV, and an ensuite bathroom. The ensuite bathroom’s each feature a single-sink vanity with one bathroom boasting a shower/bathtub combo and the other bathroom with a walk-in shower, both with tiled walls. The third basement bedroom is nearby the kitchenette and is set up as a bunk room, providing extra sleeping accommodations. In the bedroom, you will find two sets of bunk beds, each twin-over-queen. Situated just 10 minutes north of downtown Breckenridge, the serene location of this home gives you incredible access to multiple hiking and walking trails in the area. Located in the Peak 7 area, you are just a 4-minute drive to Peaks Trail, an eight-mile trek in the White River National Forest that runs from Breckenridge to Frisco and offers stunning mountain views. Or, head over to Iowa Hill, where you will find a lightly-trafficked trail loop in a beautiful forest setting. Biking enthusiasts should be sure to check out the Blue River Bikeway, a paved trail that traverses nine miles and is great for all skill levels and ages. This home may have you feeling off the beaten path, but you are in fact just a quick 10-minute drive to Breckenridge bustling Main Street! Once downtown you have multiple parking access making it easy to park your car and explore by foot. For those looking to hit the slopes, convinvelty park at one of the bigger lots in town right at the BreckConnect Gondola - a gateway to endless skiing options. Once in Breck hop onto the FREE Main Street Trolley, a great option for exploring downtown, Breckenridge. For those traveling without a vehicle, the nearest public transportation stop is a 1.5 from the home, where you will find the Peak 7 bus stop on the Gold Route. From here you are just a 12-minute bus ride into Breckenridge Station, where you can easily connect to other routes taking you all over Breckenridge and the surrounding areas. Uber/Lyft are always available.
Guests will have access to the entire home, garage, and outdoor spaces which include a private backyard and a spacious deck. Guests will have access to two parking spots in the double garage, as well as two smaller spots in front of the garage.
Please note the following: -Pets, including ESA's, are not allowed. The owners of this home have an extreme allergy to all dogs. If you have a certified service animal, we'd really appreciate you letting us know in advance so that we can arrange the proper cleaning protocols. -Like most homes in Breckenridge, this home does not have A/C. -Street parking is not allowed, if guests are parked on the street they will be towed immediately in accordance with country rules. -There is a Private Ski Shuttle available by request. The ski shuttle picks up at the house and drops off at Peak 8. It is a private shuttle (no other stops or families) and it is by reservation, so you request up to two days in advance the times you would like to pick up and drop off. -Keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. -4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days.
1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
