Surrounded by beautiful nature this bright and charming Blue River home is the perfect place for a peaceful mountain getaway! Boasting impressive mountain and nature views and an open and social layout, the home is ideal for large group trips! Inside you will find 2 living rooms, a spacious kitchen with 2 ovens, three bedrooms with en suite bathrooms, an indoor sauna, and more! After a day full of adventures relax in the hot tub out on the balcony deck where you can enjoy the gorgeous views over the mountains and trees. This home has everything you need for year-round fun! Enter the home on the main level where you will come to a spacious entryway/mud room ideal for unloading your gear before settling into the home. From the entryway, the spacious kitchen awaits you where large windows fill the room with natural light and gorgeous views. The well-equipped kitchen features 2 ovens perfect for cooking for large groups, ample counter space, and a wide range of cookware for all your culinary needs. Connected to the living room is the bright dining room where you will find a table with seating for 10. The dining room is filled with windows all around framing impressive mountain views so you can enjoy your meal with a view. Adjacent to the kitchen and dining room is the living room, a cozy space with a warm and rustic style featuring exposed wood beams, an impressive stone hearth, natural decor, and plush furnishings. Enjoy relaxing evenings with your group in this space where you will find a large sectional couch and a reclining armchair situated around the gas fireplace and 55” TV. The TV sits on top of a large entertainment center where you will find a DVD player as well as a wide variety of PlayStation games to keep you entertained. In the evening the couch can double as a pull-out bed providing additional sleeping space if needed. A balcony can be accessed from both the dining room and living room and provides a lovely outdoor space for relaxing or entertaining. Step outside and take in the fresh mountain air while you prepare dinner on the BBQ, enjoy a meal al fresco at the outdoor table, or ease sore muscles in the hot tub. Boasting incredible mountain and tree views, your group is going to love spending time out on the balcony during your stay! Rounding out the main floor is the master bedroom, a spacious room with large windows providing beautiful mountain and nature views right from the comfort of bed. The master bedroom features a king-size bed, matching nightstands with bedside lamps, a large dresser with a 33” TV, and a large walk-in closet. Adding to the comfort of the bedroom is an en suite bathroom providing a private space to freshen up before bed. The master bathroom features two separate sinks and ample counter space, a soaking tub tucked underneath a large window, a separate shower with glass doors, and a toilet in a separate room for additional privacy. Head down the stairs where a kitchenette is situated at the bottom of the stairs featuring cabinet and counter space, a sink, and a mini-fridge perfect for quick snacks. A second level greets you on the lower floor providing a great additional space for your group to spread out. The lower level living room features a 3-person reclining couch and a reclining armchair so you can kick back and relax while you watch a movie on the 55” TV. Tucked in the corner of the room is a small sauna so you can warm up and relax before heading out for more mountain adventures. The room includes an abundance of natural light from the many windows and sliding glass doors that open up to the backyard, so you can continue to enjoy the impressive nature views while downstairs. Down the hallway from the living room, you will find three bedrooms. The first two bedrooms each feature queen-size beds, dressers, and spacious closets, and are connected by a shared bathroom. Each of the queen bedrooms features single-sink vanities, with a separate shared room with the toilet and a bathtub/shower combo that connects the bedrooms. The third downstairs bedroom is across the hallway and makes efficient use of the room with two queen beds providing extra sleeping space, a roomy closet, and a dresser. The home’s location is perfect for those looking to explore this outdoor wonderland putting you within a short distance of many hiking, snow-shoeing, and mountain biking trails. A quick 6-minute drive from the home will have you at Hoosier Pass, and a 12-minute drive to the beautiful Montgomery Reservoir and Wheeler Lake Trailhead. This is a paradise for avid hikers, with multiple trailheads in every direction, including North Star Mountain, Blue Lakes, and McCullough Gulch. This home is the perfect place for those looking to escape the crowds while still having quick access to all that Breckenridge has to offer. Grab your skis and make the 20-minute drive to Breckenridge Ski Resort or head into the charming downtown Breckenridge area, just over a 20-minute drive from your door. While downtown you can make your way to BreckConnect Gondola to hit the slopes or explore the charming Main Street area with its many shops, breweries, and restaurants.
The location of this home gives you the peacefulness of being away from the hustle and bustle, all while being in short driving distance of many of the area's main attractions. From this home, you are a 6-minute drive from Hoosier Pass and 12 minutes from Montgomery Reservoir. If you would like to explore Breckenridge, where you can take a tour of the historic mining town, explore the various shops, boutiques, and eateries along Main Street, or hit the slopes at Breckenridge Ski Resort, you are within a 20-minute drive away. The Breckenridge historic district provides plenty of parking options including a large parking lot at the BreckConnect Gondola where you can hop on the ski lift and be out on the slopes in no time. The FREE Main Street trolley is also a great choice for exploring around downtown Breckenridge. If you would like to utilize the FREE public transport, the Summit Stage bus' Park County Commuter Route stops at bus stops a few miles away from the home at McCullough Gulch and Quandary Road and can connect you to Breck Station where you can access various routes spanning Blue River, Breckenridge, and beyond to other mountain towns, including Silverthorne, Frisco, and Dillon.
Guests will have access to the entire home which includes a balcony with a hot tub. Guests will also have access to four parking places in the spacious driveway in front of the home. The garage can be accessed, but only to store ski's or gear. There is no parking in the garage.
Please note that, like most homes in Breckenridge, this home does not have A/C. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.
1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are allowed with an associated fee. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
