Gorgeous alpine and stunning mountain views await in our 5 bedroom, 3 bathroom vacation home that your family or friends are sure to love. This two-story home boasts a spacious family room beautifully highlighted with a tall ceiling. Turn up the heat, and cherish the warmth of the indoor gas fireplace permeating throughout the room, while you cozy up next to your loved ones on the luxurious sectional sofa. Unwind for the night and watch your favorite movie on the flat-screen TV, as you gaze out the window onto the spectacular views around this home. The chef in your group will appreciate the fully-equipped kitchen with high-quality stainless steel appliances. Guests will have everything they need to whip up a delicious gourmet meal every night. As the aroma fills the house, gather in the dining area and enjoy your dinner with loved ones, as you tell adventure stories of your fun-filled day in Park City. There is seating available for up to 6 at the dining table with additional bar seating for 4 by the kitchen. Guests will love the private outdoor patio with stunning mountain, forest, and ski lift views. Take in all of the sights, as you enjoy quality family time, on the table and lounge seating area, provided during your stay. For a night of peaceful rest, the master suite is highlighted by a beautiful king-size bed, a lovely full-length mirror, ample closet space, and an en suite bathroom with a separate shower, and tub where you can soak your tired muscles. The master bedroom also has private access to the outdoor patio where you can take in the views and gaze at the twinkling stars at night. A second bedroom, on the main floor, also features a lovely king-size bed, a flat-screen TV, and ample closet space. Directly across is the third bedroom with two comfortable twin-size beds, and a shared bathroom around the corner with single vanity, and a shower/tub combo. Additional guests can make their way to the upper level of the home, where they will have access to the fourth bedroom, also with two comfortable twin-size beds. The fifth room is a loft bedroom that features two twin over queen size bunk beds, a flat-screen TV, and a lounge seating area. The upper floor has a shared bathroom with single vanity, and a shower/tub combo. For a truly relaxing experience, guests can make their way to the shared hot tub, where you can enjoy a tranquil and warm space. A community pool, a fitness center, and a coin-operated laundry room are also available in the complex. STR Permit Number: B-017308

This condo is a true ski-in/out with an incredible location in the heart of all the action. It is the perfect gateway to experience mountain and outdoor adventures in Park City. Main Street Historic District is a short 10-minute bus ride where you will have access to multiple eateries, breweries, museums, shopping, and other unique entertainment options. Unlimited access to world-class ski resorts, hiking trails, local markets, and other unique festivities are at your fingertips. Transit


From this lovely condo, the best ski runs in Park City are a stone's throw away, a true gateway to endless skiing options during your stay. Multiple bus routes are available with the All Seasons bus stop 0.2 miles away and will take you to all of the main attractions and additional ski lifts in the area. The Main Street trolley is also a great choice for wandering around historic downtown. Uber/Lyft are always available.

Access


Guest will have access to the entire home, the private outdoor patio, the shared hot tub, the community pool, and the fitness center. You will also have access to 1 free parking spot in the underground parking garage of the complex; a parking pass must be displayed at all times. There are limited additional parking spaces outside as well, but guests must confirm with HOA to receive additional parking passes.

Notes


Please note that, like most homes in Park City, this home does not have A/C. Quiet hours must be observed on the property nightly from 10pm to 8am. During these hours, tenants should refrain from activities that may cause excessive noise and interrupt the tranquility of other units. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. The shared pool complex closes seasonally from the end of ski season until approximately Memorial Day Weekend and from Labor Day Weekend until the beginning of ski season. Please note that the ski lockers will be unavailable due to renovations from September through October The pools and spa will be closed for the fall season beginning Monday, September 30th and will re-open Friday, November 22nd

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed. If violated, a $500 fee will be charged and Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
