The main house boasts 4 bedrooms and 3.5 bathrooms, including a luxurious master suite featuring a large soaking tub and a tiled walk-in shower. The bunk room comfortably sleeps 5 and has its own bathroom with a tub/shower combo with a shared full bath. The third bedroom offers a cozy queen-sized Murphy bed, ready with fresh linens for your stay. On the first floor, another king-sized primary suite awaits, complete with a recently updated full bathroom. For the culinary enthusiasts in your group, the kitchen is a dream—beautifully appointed with plenty of seating at the island and around the table, making it perfect for relaxed dinners at home. In addition to the main house, the property includes a 1-bedroom, 1-bathroom carriage house. This separate space is equipped with a full kitchen, office area, and its own washer and dryer, offering extra privacy for guests. Designed for both relaxation and fun, TRAE BIEN’s expansive backyard is ideal for outdoor games, with ample seating to soak in the coastal atmosphere. Located south of 30A, this beach home is just a short stroll from the beach, Eastern Lake (with boat ramp), The Old Florida Fish House, and the vibrant new shops and eateries at the new Greenway 30A station. HELPFUL NEIGHBORHOOD INFORMATION • Lake access • South of 30A. Notes


We love dogs and are happy to provide a dog friendly space for your vacation! However, it's important to note that dogs are not allowed on any of the beaches along 30A. There is a dog beach at Pier Park located at 16303 Front Beach Rd. Panama City Beach where Fido can meet some new friends and enjoy our gorgeous Emerald Coast! Please note that county quiet hours begin at 10pm.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets (dogs only) are only allowed with Owners/Property Managers prior approval. If violated, a $500 fee will be charged and the Guest will be evicted/ Pet fees may apply. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees that they are 25 years of age or older. 19. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 20. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted. 21. Bicycles must yield to pedestrians when riding on sidewalks. Use designated crosswalks and follow all traffic laws. 22. Helmets are required for riders under 16. Nighttime riding requires a front light and rear reflectors for visibility. 23. Only licensed and insured drivers may operate golf carts and low-speed vehicles (LSVs). 24. Golf carts and LSVs must follow Florida motor vehicle laws and may only be driven on roads with speed limits of 35 mph or less. 25. Golf carts and LSVs may not be driven on sidewalks or bike paths. Working headlights and taillights are required for nighttime use. 26. Bicycles must be locked when parked and marked with identification for return. Guests are responsible for any loss, theft, or damage during the rental. 27. Golf cart and LSV drivers must ensure all passengers wear seatbelts and do not exceed passenger limits. 28. Reckless driving or unauthorized modifications to golf carts and LSVs is prohibited. Park responsibly and return vehicles clean and fully charged or refueled. 29. LSVs and bicycles are not allowed within the Rosemary Beach Community. 30. Guests are responsible for any fines, tickets, or damages incurred during use. Bicycles and golf carts/LSVs must be returned in the same condition as provided. 31. Guests acknowledge the inherent risks of using bicycles and operating golf carts/LSVs. 32. Guests agree to indemnify and hold harmless LocalVR, its owners, and employees from any claims or damages arising from use. 33. LocalVR and the property owner are not liable for injuries or damages incurred, except in cases of gross negligence or willful misconduct.
