Space


Feel yourself relax as you arrive at this charming mountain cabin! Surrounded by a forested area, this 3 bedroom, 2 bathroom home with space to accommodate 7 features an open-layout great for groups to spread out while still having separation of space for a restful night of sleep. Just outside your front door endless mountain adventures await from skiing, hiking trails, snow-shoeing, and mountain biking, this home places you near it all. When you arrive at the cabin you will find a long driveway out front providing plenty of space for parking. Step inside and be greeted by a bright open space that is set up as a game room complete with a pool table. Directly off the game room is the open layout kitchen/dining/living area, creating a large, dynamic space for your group to relax together. The fully equipped kitchen features all-black appliances, ample counter and cabinet space, a large kitchen bar with seating for four, and a laundry room attached at the back of the space. The laundry room features a washer and dryer, cabinet space, and an additional door that will lead to the outdoor area of the home. Just off the kitchen is the dining area, where you will find a wooden dining table with seating for 6 underneath a large window. Take in the nature views while you enjoy a meal, work on a puzzle or play some games, the centrally located table provides a great space for a range of activities while staying connected to the group. On the other side of the dining table is the cozy living room where you will find an L-shaped sectional sofa, an entertainment center with a 45” TV, and a large window overlooking the trees. At the backside of this room is a full bathroom that includes a single-sink vanity with a lovely granite countertop and a shower/bathtub combo. When you are ready to settle in for the night, head to one of the cabin’s three bedrooms for a restful night of sleep. Just off the living room, you will find two of the bedrooms located right next to each other. Both of these well-decorated bedrooms feature a queen-size bed, a 6-drawer dresser and closet space, ceiling fans, and a bright window with views over the private outdoor patio and surrounding nature. The home also includes a spacious master bedroom located off of the game room at the front of the cabin. This inviting space features a king-size bed, matching nightstands with lamps, a ceiling fan, a dresser and walk-in closet, and a corner chair next to the large window. For added comfort, the master bedroom has an ensuite bathroom that boasts a double-sink vanity, a large soaking bathtub, and a shower with a sliding glass door. Outside the front of the home, you will find a private outdoor space that features a BBQ, an outdoor dining table with 6 chairs, and an outdoor patio set complete with two large chairs, a bench, and a coffee table. Just past the patio area on the right side of the house is a US Made Bull Frog brand high-end hot tub with a capacity for 6. Enjoy the fresh mountain air as you soak away in the hot tub during the winter months, or bask in the sun on the outdoor patio set in the summertime. STR License Number: LR20-000012

Neighborhood


This mountain cabin is tucked away in a beautiful forested setting just 10 minutes away from Main Street and BreckConnect Gondola. The cabin’s location is perfect for those looking to explore this outdoor wonderland, putting you within a short distance of many hiking, snow-shoeing, and mountain biking trails. From this home, you are close by to Continental Falls, the Blue River, Goose Pasture Tarn, and various hiking trails, including nearby Spruce Creek Trail, Blue Lakes Trailhead, and McCullough Gulch Trailhead. If you want to make your way into the charming downtown Breckenridge area, it is a short 7-minute drive from your door. There you can make your way to BreckConnect Gondola or explore the charming Main Street area with its many shops, breweries, and restaurants.

Transit


This home is located just off of Highway 9 – the main highway in the area that runs through Blue River and leads to Breckenridge to the north and the quaint towns of Alma and Fairplay to the south. Its close proximity to this major highway makes it easy to get on the road to head toward wherever your adventures take you. Breckenridge is a mere 7-minute drive away. There, you can make use of the Breck Free Ride buses which run FREE routes throughout the town, making it easy to get just about anywhere. Uber/Lyft are also available. The Summit Stage has a stop on Sherwood Lane. It goes all the way to Alma and into Breckenridge where you can ride the Breckenridge Free Ride or stay with the Summit Stage to Keystone, Dillon, and even Copper all free.

Access


Guests will have access to the entire home and outdoor spaces, including the private hot tub, as well as parking for as many as five vehicles in front of the home.

Notes


Please note that, like most homes in the area, this home does not have A/C. 4-wheel drive or 2-wheel drive tires with snow chains may be necessary for safe travel to this property, even if it hasn’t snowed in a few days. . This cabin is not located with a steep incline/decline, is easy to access, but the short road and driveway are not paved. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets are not allowed unless Owner/Manager approves the Guest request before Check In Date, pet fees may apply. If violated, a $500 fee will be charged and the Guest will be evicted. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
