Space


Experience a memorable mountain getaway from this one-of-a-kind home! Perched upon a serene hillside, this home offers close proximity to both city amenities and the slopes, all within a 5-minute or less drive. The home is filled with natural light and charm and boasts some impressive views over the mountains and city. When you arrive at the home you will find a garage on the street level making it convenient to unload your outdoor gear before settling into the home. When you open the front door you will be greeted by a staircase leading down to the second level which features the main living space. The main living space is a beautiful area with an open layout living room/dining room/kitchen all seamlessly blending together. Windows line the entire wall of the room filling the space with natural light and incredible views. You will first come to the living room, a room that has been thoughtfully designed with stylish touches and a focus on comfort. This inviting space is perfect for relaxing and socializing with your loved ones with a comfortable l-shaped couch to sink into while you warm up by the gas fireplace and enjoy a movie. Enjoy the artwork that fills the space, or step out the french doors onto the balcony providing a great extension of living space. The balcony includes outdoor bar stools and an outdoor couch so you can kick back and relax while taking in the panoramic views. Back inside you will find the kitchen and dining area adjacent to the living room. The chef in your group will love preparing meals in the beautiful kitchen! Outfitted with stainless steel appliances, ample cabinet and counter space, and a kitchen bar with 2 bar stools, the well-equipped kitchen will have all you need to prepare delicious meals. A bonus of the open layout, you can continue enjoying the views while you cook or clean up the dinner dishes! On the other side of the kitchen island is a four-person dining table. The table is next to a second set of doors that leads out to the balcony, again providing a great outdoor living space to enjoy in the summer months. Rounding out the main floor is a full bathroom with a single-sink vanity and a shower for shared use. This bathroom is located just off the living room, near the stairs leading down to the lower level. When you are ready to tuck in for the night you will find the two bedrooms on the lower level of the home, providing a nice quiet space to rest. Head into the master bedroom where a stylish retreat awaits you with a king-size bed, a 4-drawer dresser, and a small wooden table that can double as a desk. This dynamic room has the added comfort of an en suite bathroom with a floating single-sink vanity and a shower. Next to the master bedroom is the guest bedroom. This cozy room makes efficient use of its space with a twin bed and a twin trundle bed. The bedroom is filled with natural light thanks to the French doors leading out to the lower-level deck! The deck is a great addition of living space to the home, providing a dynamic area to relax or entertain. Wake up and step outside to take in the fresh mountain air, or enjoy late-night conversations with your group under the stars. Rounding out the lower level of the home is a stacked washer and dryer unit, comfortably located in the hallway in front of the two bedrooms making it easy to toss your laundry in.

Neighborhood


With this home's fabulous location, you are perfectly poised for endless exploration of this one-of-a-kind mountain town. The home is located a 2-minute drive to the Main Street Historic District and 4 minutes to Deer Valley Resort! Be out on the slopes or explore the shops in mere minutes from this home! For more world-class skiing and snowboarding fun, you can make the 5-minute drive over to Park City Mountain Resorts. Near biking and hiking trails, including Gambel Oak Trail, you can also easily make use of the area's many outdoor recreation offerings. Don't forget to check out the Park City Alpine Slide for a one-of-a-kind experience!

Transit


This home’s incredible location places you within a mile or less from Park City Main Street, Old Town, and Park City Town Lift, with direct access to Park City Mountain Resort. You are also minutes from the Sunspot bus stop and the Old Town Transit Center, where multiple Park City Transit Bus routes pass through, easily connecting you with Deer Valley and Canyons Village Resorts and nearly everywhere else you might want to go. Park City Transit is FREE as is the Main Street trolley, which is also a great option for wandering around the Park City Historic District. Uber/Lyft are also always available.

Access


Guests will have access to the entire home and one street parking space.

Notes


Please note that, like most homes in the area, this home does not have A/C. Please note that there's a road closure near our home due to a construction on main street from 4/1-7/1. Phase I of this project will take place along Main Street from Heber Avenue to 5th Street, time permitting. Please keep in mind that if you plan to ski, you are responsible for verifying the ski resorts' opening and closing dates. While all the interior areas of the home are private, there are multiple rental units at this location, and it may be possible that other guests will be staying in neighboring units throughout your stay.

House Rules


1. Smoking is NOT allowed inside the Rental Property. A $500 smoking fee will be charged to guests if smoking inside Rental Property occurs or evidence is found of smoking inside. 2. People other than included in the Guest Count may not stay in the property. Any other person on Rental Property is the sole responsibility of Guest. 3. Quiet Hours are 10pm – 8am. Excessive noise inside these hours are not permitted and will result in eviction and cancellation with no refund. 4. Rental Property is privately owned; Owner/Property Manager is not responsible for any accidents, injuries or illness that occurs while on the Rental Property or its facilities. The Owner/Property Manager is not responsible for the loss of personal belongings or valuables of the Guest and Rental Party. By accepting this reservation, it is agreed that Guests and Rental Party are expressly assuming the risk of any harm arising from their use of the Rental Property or others whom they invite to use the Rental Property. 5. Guest agrees to keep the property and all furnishings in good order and only use appliances for their intended uses. 6. Pets (dogs only) are only allowed with Owners/Property Managers prior approval. If violated, a $500 fee will be charged and the Guest will be evicted. Pet fees may apply. 7. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the property unless used for amenities outside the property such as shared hot tub and pool areas. Please return the linens in the Property after use. 8. Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for any damages incurred by Property Manager or Owner. 9. Renter(s) are responsible for themselves, their family and guests at all times. Children should be supervised at all times. 10. If Rental Party exceeds the maximum occupancy Guest will be asked to leave the Rental Property with no refunds. Infants under 2 years are not counted. 11. At least one parent or adult must be present at all times when children under the age of 16 are in the Rental Property or using any of outdoor facilities such as Hot Tub. 12. Owner/Property Manager is not responsible for money, jewelry, or other valuables lost, stolen, or left behind in the Rental Property, but will use their best effort to remedy the situation. 13. No rowdy behavior is permitted. Guests must behave at all times, in a reasonable and proper manner and act in a way as to protect the Rental Property, its contents and furnishings against damage. Failure to do so could result in eviction. 14. No subletting of the Rental Property or assigning of this agreement is permitted. 15. Please note that we charge per guest after a set number. Please provide the entire group count in your reservation request. If an update to the group count is needed after confirming the reservation, the reservation cost may increase. 16. Guest must obtain approval prior to checking in early or check out late. If Guest enter the Rental Property before agreed upon Check In Time or leave the Rental Property after agreed upon Check Out Time, Guest will be charged $50/half hour. 17. Guest is responsible to learn and understand any mandates, restrictions or public health orders relating to COVID-19 before confirming a reservation. 18. Guest agrees to follow all local, state and federal level mandates, restrictions or public health orders relating to COVID-19. Violations that result in fines based on Guests' actions will be passed on to the Guest. 19. Guest agrees that they are 25 years of age or older. 20. If applicable, Guest may be responsible for loss of any parking passes/permits in amounts up to $400 per pass/permit. 21. Emotional Support Animals (ESA) are not allowed unless explicitly approved by Owner/Manager. If violated, a $500 fee will be charged to the Guest and Guest will be evicted.
